Home to a boot factory and clothing manufacturer a century ago, today this diverse property inspires exciting possibilities with two commercial buildings on one title.

Set beneath a towering 18-foot cathedral ceiling with exposed rafters, the warehouse studio provides 84sqm of possibilities for business. Complemented by a wet area storeroom and two WCs, the commercial or industrial potential for this property is a blank canvas, ready for your imagination (subject to council approval).

Beyond pretty gardens, the original workers’ cottage is a fitting adjunct to the warehouse, offering opportunities as a caretaker’s residence, offices, or to accommodate a second business (subject to council approval). 11-foot ceilings and Baltic floors frame the commodious layout, providing a versatile floorplan of four offices or bedrooms, a bathroom, plus an open plan area with kitchen facilities.

Situated at the city’s fringe between Smith Street and Wellington Street, the property is positioned for lifestyle, within footsteps of Darling Gardens and Edinburgh Gardens, and Clifton Hill’s village eateries and shopping. With trams at its doorstep for an easy CBD commute, or a parkland stroll to Clifton Hill station, everything is within easy reach, while an easy amble to Clifton Hill Primary School and Fitzroy High School.
