Set along Kingston’s historic Avenue of Honour, Warawingeth is a beautifully preserved country homestead where the romance of the past meets the ease of contemporary rural living. Positioned across 2.5 hectares, the property takes in sweeping views over patchwork farmland to distant mountain ranges, creating an exceptional sense of space and tranquillity within the picturesque hamlet of Kingston—just 15 minutes from Daylesford and 20 minutes from Ballarat.

One of Kingston’s earliest homesteads, Warawingeth was built in the 1850s by Benjamin Hepburn, half-brother of pioneering settler John Hepburn. More than a century and a half later, the home remains a deeply evocative expression of the district’s history. Lovingly restored and thoughtfully renovated by its current custodians, it balances authentic period character with considered modern comfort and impressive sustainable innovation.

Framed by wide verandahs and mature gardens, the substantial double-brick residence has a warm and timeless presence. Inside, original sash windows, timber floors, open fireplaces and carefully selected period fittings speak to the home’s 19th-century origins, while recycled timbers add texture and integrity to the more recent works.

Generous and flexible, the floorplan offers four or five bedrooms, including the option to create a private main suite with ensuite, along with multiple living areas suited to family life, quiet retreat and entertaining. Each room carries its own character, with garden outlooks and heritage details creating an atmosphere that feels both elegant and wonderfully inviting.

The beautifully renovated kitchen has been designed for gathering. Painted Tasmanian oak cabinetry, granite benchtops and a premium Belling freestanding cooker—with five induction zones and four ovens—provide an exceptional setting. Both bathrooms have also been stylishly updated, with one featuring a spa bath.

Behind the home’s historic character lies an outstanding commitment to environmentally conscious living. Hydronic heating is powered by a highly efficient Stiebel Eltron heat pump, supported by 13kW of solar panels, a 10.2kWh battery and evacuated-tube solar hot water. EcoGlaze upgrades and Viridian ComfortPlus glass enhance thermal performance, while a Type 2 EV charger is installed within the garage.

The established gardens are supported by a newly installed 131,000-litre water tank, bore water and automated irrigation, ensuring the grounds remain beautifully maintained throughout the seasons.

A magnificent historic brick barn adds another layer to the property’s story. Retaining its original timber beams and floors, it includes a side annex, three-car accommodation and an adjoining tool shed with extensive shelving. A historic cellar, cricket pitch and practice nets bring further personality and versatility to the estate.

The land is divided into two well-fenced paddocks, with rich volcanic soil and a dedicated chicken run providing excellent potential for productive gardens, small-scale farming or commercial food production.

The possibilities at Warawingeth are extensive. For families, it offers generous space both inside and out, a peaceful country lifestyle and convenient access to Ballarat’s excellent schools, with the school bus stopping directly at the front of the property. It would be equally compelling as a refined weekend retreat, providing ample room for guests and entertaining while enjoying the tranquillity and beautiful rural views.

The substantial barn and productive land also open the door to a range of business or lifestyle ventures. Subject to the relevant approvals, possibilities may include a brewhouse, boutique accommodation, an intimate event venue, equestrian facilities or horticultural pursuits—allowing future custodians to shape the property around their own ambitions.

Perfectly placed within easy reach of Daylesford, Creswick, Clunes and Ballarat, Warawingeth is more than a beautiful country property. It is an enduring piece of Kingston’s history—thoughtfully renewed, sustainably equipped and ready for its next custodians to become part of its remarkable story.
