Set quietly within one of the Peninsula's most tightly held woodland settings, this remarkable residence beautifully honours its architectural origins while delivering a level of finish, warmth and liveability that feels timeless.

Beyond twin gates and a sweeping circular driveway, the home reveals itself through layered native gardens, striking rock features, warm Oregon timber detailing and bluestone accents, creating an immediate sense of arrival and complete privacy.

Inside, soaring proportions, tactile finishes and carefully framed outlooks establish a calm, grounded atmosphere. A refined material palette of bluestone, cedar, warm timber and stone creates a home that feels both architecturally considered and deeply liveable. The beautifully appointed kitchen balances clean lines, understated design and everyday practicality, flowing effortlessly into expansive family and dining zones.

From here, the home opens seamlessly to a decked alfresco entertaining domain with a fully equipped outdoor kitchen, creating an exceptional indoor outdoor connection designed for effortless entertaining.

Almost hidden in plain sight, a concealed theatre room tucked behind custom cabinetry adds a unique layer of versatility, complete with integrated equipment and an impressive 110 inch screen.

One of the home's defining moments is the magnificent central hallway, where a striking bank of oversized double glazed windows frames the covered alfresco and landscaped gardens beyond. Underfloor heating enhances the sense of comfort and quiet luxury, while a separate lounge with gas fireplace and custom built office further elevate the home's flexibility.

Privately positioned, the master suite feels like its own retreat, complete with expansive built in robes, hydronic heating, a luxurious ensuite and a secluded outdoor terrace immersed in greenery. Additional bedrooms are generously proportioned with fitted robes, while the central bathroom continues the home's rich material palette through bluestone finishes and cedar detailing.

Positioned high on 4,468 square metres at the end of peaceful Cummins Lane, the property unfolds as a true family sanctuary surrounded by mature native gardens, towering established trees and abundant local wildlife. Kookaburras mark the beginning and end of each day, black cockatoos gather overhead, and visiting owls, ducks and occasional koalas reinforce the extraordinary natural beauty of this tightly held pocket.

Expansive front and rear lawns provide exceptional usable outdoor space for children to play, kick a footy and explore, while a secondary driveway leads to substantial rear shedding with three phase power, additional vehicle accommodation, separate studio or office and powder room. With secure gated entry, extensive water storage totalling 70,000 litres, and lock up accommodation for up to five vehicles plus caravan or boat storage, the infrastructure is as impressive as the setting.

What truly sets this home apart, however, is the lifestyle surrounding it. Cummins Lane is a tightly held no through enclave known not only for its privacy and beauty, but for its rare sense of community, where neighbours genuinely look out for one another and share a deep appreciation for the unique lifestyle the Lane provides.

As the sun sets, pink evening light filters through the trees across both front and rear gardens, creating moments of remarkable beauty and reinforcing what makes this property so special: a genuine sense of peace, privacy and belonging.

Despite the overwhelming serenity, everything remains within easy reach, with Mornington, Frankston, Mount Eliza Village, major freeways, wineries and the very best of Peninsula living all just moments away.

A truly rare lifestyle offering in one of Mount Eliza's most tightly held pockets.
