Set on approximately 28.9 acres, 100 Allendale Road, Elphinstone is the Goldilocks of lifestyle properties - not too big, not too small, but just right for those wanting animals, independence, useful infrastructure and a home that keeps life simple.

This is the kind of place that already feels like it has found its rhythm. The paddocks are established, the fencing is terrific, the water capacity is impressive and the big ticket pieces are already in place. Now it is ready for someone new to arrive, bring their horses, dogs, goats and boots and make it their own.

Hidden from the road and privately set behind established gums, the property gives you room to live without feeling on show. There is a sealed private road entry, beautiful mature trees and a real sense of being tucked away, while still keeping Castlemaine, Bendigo and the Calder Freeway within easy reach.

Animal lovers will see the appeal straight away. There are 4 post and rail paddocks, 2 larger wire paddocks, goat paddocks with shelters, a feed/tack shed, plus a horse shelter. Whether your dream is horses in the paddock, a few sheep, goats with personality, dogs with room to run or simply a lifestyle with more fresh air and fewer neighbours, this property gives you the groundwork to begin.

Built by Simmonds Homes in 2020, the home is practical, comfortable and easy to enjoy. Designed for low maintenance living, it offers 4 to 5 bedrooms, 2 bathrooms and a flexible family layout that makes sense. The main bedroom has an ensuite and walk in robe, while the second living area can just as easily become a 5th bedroom, home office or retreat.

Inside, the everyday comforts have been well considered - a built in pantry, full laundry, deep bath and double glazed windows to most rooms. At the heart of the kitchen, the central wood fire brings warmth, cleverly combining a wood fire, pizza oven and cooktop all in one. It is hard to think of a better dinner to cook together as a family!

The off-grid setup is another major drawcard, with 24 solar panels, a Fronius inverter and an auto-start generator supporting a more independent way of living. 3 x water tanks provide substantial storage, with capacities of 22,000, 44,000 and 96,000 litres, while sustainable wood collection for heating adds to the self sufficient feel.

There is also a 6m x 6m Colorbond shed, playground and sandpit, making the property practical for family life and all the extras that come with country living.

This is not a blank canvas that needs everything done. It is established, useful and full of possibility - a rare acreage that offers scale without overwhelm, privacy without isolation and enough infrastructure to make country life feel achievable from day one.
