Welcome to Summerfield Lodge, an extraordinary 8 acre (3.24 hectare) 'Rural' zoned equestrian estate set across a sweeping corner allotment in one of Serpentine's most tightly held acreage precincts - a supreme Serpentine estate, with absolutely every detail accounted for.

Once in a decade, perhaps longer, a property becomes available that genuinely defies comparison. Not because of one single feature, but because of the way every element has been considered, improved and brought together into one complete offering.

Here, the scale is rare. The infrastructure is serious. The residence is substantial. The position is tightly held. The equestrian capability is exceptional. And the separation between the private home and the working side of the property is one of its greatest strengths.

Summerfield Lodge has been designed to operate with 2 distinct environments. The private arrival is via electric gated entry and a sealed, kerbed driveway leading through to the residence. The equestrian side has its own separate gated access, allowing floats, trucks, machinery and day-to-day horse movement to function independently from the home.

For serious horse people, lifestyle buyers, large families or those considering agistment, training, breeding or business use, that separation is invaluable. It allows the property to work properly, without compromising the privacy, presentation or enjoyment of the lifestyle you cherish most.

The residence:
All too often, acreage properties deliver the infrastructure outside but fall short inside. Summerfield Lodge is different.

The residence is significant in size, generous in layout and positioned beautifully within the landholding, offering the kind of residential component expected from a property of this calibre.

An exceedingly generous floor plan comprises 5 bedrooms and 3 bathrooms, including 2 complete master suites, each with its own walk-in robe and ensuite. This gives the home genuine flexibility for large families, multi-generational living, long-term guests or independent family members who need proper separation rather than a compromised spare room arrangement.

Main living areas are equally well scaled. A formal lounge provides a separate retreat, while the central kitchen, dining and family area forms the everyday heart of the residence. Beyond this, a substantial games room overlooks the swimming pool, creating another highly usable living space for entertaining, family gatherings or relaxed weekends at home.

The kitchen has been updated with stone benchtops, fresh cabinetry, a large island and pantry storage, giving the main living area the finish and practicality required for a home of this size. This is not simply a house attached to an equestrian facility. It is a substantial acreage residence in its own right.

Outdoor living:
Here there's no question that the outdoor living has been delivered at true estate scale.

The main gabled patio measures approximately 8m x 15.2m and incorporates a full outdoor bar, generous dining space and all-weather outdoor blinds plus a dedicated slow combustion wood fireplace for enjoying this entertainment area year-round, all without feeling crowded or overworked. Additional patio areas wrap the residence, connecting the home, pool and surrounding lawns in a way that makes the entire residential side of the property feel open, usable and private.

The swimming pool is positioned directly off the home, is privately screened with solid fencing, creating a natural extension of the entertaining space and sheds, with a separate dedicated courtyard and patio accessible from the work station. Whether hosting large family gatherings, entertaining after a day with the horses, or simply enjoying the privacy of the setting, the outdoor areas are a major part of what makes this property feel so complete.

The equestrian facility:
This is where Summerfield Lodge moves beyond impressive and into genuinely rare territory. Zoned 'Rural' under the Shire of Serpentine-Jarrahdale Local Planning Scheme No. 3 - the options for businesses which complement the rural environment, are supported (STCA).

The stable complex is a solid brick structure comprising 10 stables, 2 breezeways, an internal double tie-up tack area, an enclosed brick tack or feed room, and an external double tie-up wash bay.

The riding arena is fully floodlit and supported by a dedicated warm-up or jumping area. While currently grassed, it has been professionally prepared beneath, allowing the surface to be upgraded to river sand or another preferred all-weather material if required.

Across the property are 14 paddocks of varying sizes, each with its own shelter and water trough. This provides genuine flexibility for private horse ownership, agistment, training, breeding or spelling.

Previously operated as a professional training facility, the equestrian infrastructure is not cosmetic, makeshift or added as an afterthought. It has been built to work, and importantly, it can be accessed directly via its own dedicated entrance for floats, trucks and machinery.

For buyers who understand horses, that level of planning is immediately obvious.

Land, water and infrastructure:
A full 8 acres in this pocket of Serpentine is an exceptional landholding. Many properties in the area sit closer to 5 acres, making the additional space here a genuine advantage.

The corner position strengthens that usability even further, allowing for 2 separate crossovers and a clean separation between the residential and equestrian sides of the estate. Water security is another major benefit. The property is connected to scheme water, one of only 2 properties in the immediate area with this connection, supported further by multiple rainwater and bore water tanks for reticulation and gardens.

There is also a solar system, along with 2 additional sheds - one with 3 phase power for workshop use and a fully equipped dog kennel with yard run, the other is unpowered but offers high clearance roller door access providing valuable space for vehicles, machinery, equipment, feed, storage or could easily be power connected for further workshop use.

Location and lifestyle:
Serpentine has long been regarded as one of the south-east corridor's most respected and highly desirable acreage and equestrian locations, and Summerfield Road sits firmly within that reputation.

The property is surrounded by established acreage and equestrian holdings, with the Darling Range, Serpentine National Park and the wider rural landscape all part of the lifestyle appeal. Yet despite the sense of space and privacy, major road connections, schools, shops and services remain within practical reach.

This is the rare combination acreage buyers are always searching for but seldom find: serious land, serious infrastructure, a substantial residence and a location that continues to hold its value.

What next!?
Summerfield Lodge is not just another acreage property.
It is a complete Serpentine equestrian estate, ready for its next custodian to enjoy, operate and make their own from day 1.
