Positioned within the Ballarat West Precinct Structure Plan, this exceptional 1.93-hectare (approx.) parcel offers developers a rare opportunity to secure Urban Growth Zoned land in one of the region’s most active growth corridors.

With a current planning permit in place and subdivision plans submitted, the groundwork has already been laid for a future residential community in this strategic and highly sought-after location.

Perfectly situated just minutes from the established amenity of Delacombe Town Centre — including Woolworths, Kmart, cafés, and entertainment options — the property is also surrounded by a selection of early learning centres, schools and recreational facilities, ensuring appeal for future residents. Ballarat’s vibrant CBD is only a 10-minute drive away.

An indicative plan of subdivision projects a potential yield of approximately 34 residential lots, presenting an exceptional opportunity for developers to capitalise on the region’s continued population and infrastructure growth.

Existing improvements include an older dwelling on site, currently in a dilapidated state, offering flexibility for redevelopment.

This development opportunity will go to Auction on the Wednesday 10th December. Please contact Chris Sargent 0438 899 524 for more information on this property.
