Set on approximately 13 acres with glorious valley views, Springbank Farm brings together 2 homes, historic farm buildings, established gardens, paddocks, sheds and the sort of country charm you simply cannot order new.

At the centre of it all is the original c.1870s weatherboard homestead - a beautiful old soul with layers of history. Inside, the homestead offers 4 bedrooms, 2 bathrooms, a country kitchen and two comfortable living spaces. The master suite has been cleverly reconfigured to include a walk-in robe and ensuite, adding comfort and practicality.

Recent improvements have been handled with care, whilst keeping the home's historic heartbeat intact. There is an updated kitchen, bathroom and laundry, fresh exterior paint, new weatherboard cladding and a generous dining room with French doors that frame the landscape and sunsets beautifully.

The second residence adds another layer of possibility. This fully renovated 1960s brick veneer home includes 3 bedrooms, bathroom, kitchen, laundry and a spacious living room, making it ideal for extended family, visiting friends, independent living or guests. Alternatively, it could generate a second income or serve as a base to run a business.

The outbuildings are a storybook of their own and include workshop, hay sheds and chook run. The 1950s shearing shed is in excellent condition, complete with ramps and holding yards, and ready for a small flock of sheep or a few alpacas. With direct road access it also offers future possibilities, subject to council approval. Think retreats, events, workshops.

The land is fenced with paddocks, herb and vegetable gardens, fruit trees, stone walls, water tanks, bore water and troughs. Established hawthorn hedges, native trees, garden plantings and an impressive oak tree bring shade, colour and that deeply satisfying feeling that this place has been growing into itself for a very long time.

Services include mains power, solar panels and battery, internet availability, solid fuel heating, and frontage to a sealed bitumen road. Best of all it is beautifully placed within one of Victoria's most loved lifestyle regions. Malmsbury is only minutes away with train access to Melbourne, while Kyneton, Daylesford, Trentham and Castlemaine are all within easy reach for restaurants, cafés, galleries, wineries, farmers markets and schools. Springbank Farm is not just a farm. It is a home of stories, big skies and endless possibilities.
