A tightly held corner in Melbourne’s historic Little Lonsdale precinct provides the setting for this four-level freehold residence, a property of rare architectural distinction with its three-sided access, multiple open-air areas and refined architect design creating a private sanctuary of natural light and calm.

Offered for the first time in almost three decades, this once-in-a-generation home combines expansive living zones with meticulous appointments, including imported Schüco-profile Italian double glazing, dual-level decking and a remote-control internal garage.

Reimagined by international architect John Demos, the former 1860s Exploration Hotel has been transformed into a multi-storey residence of rare sophistication. Its position, a short walk to Parliament Station, Melbourne Central, the State Library precinct, Emporium, QV, Collins Street boutiques, and world-class dining, theatre and sporting landmarks, places it at the cultural and commercial heart of the city.

A dramatic two-level void and cantilevered staircase introduce a sequence of ground-floor spaces finished with polished and heated concrete floors. Dining, sitting, and family areas are complemented by an atrium light court, bespoke bronzed screens and a Calacatta marble and stainless-steel kitchen appointed with Gaggenau, Neff, ASKO and Smeg appliances.

The interior is thoughtfully zoned: a basement home office (or additional bedroom) with adjoining wine cellar; a first floor with open study, immaculate bathroom and light-filled living room linking to two bedrooms and a vast north-facing deck; and an entire top-floor parents’ retreat with walk-in robe, ensuite with freestanding bath and rain shower, and an extensive timber deck including a pergola-covered entertaining area connected by external staircase to the decking below.

Further features include powder rooms on every level, in-floor skylights, a full laundry, programmable Lutron lighting, zoned climate control and acoustic insulation, a comprehensive security system with surveillance, Cat6 ethernet, extensive joinery and storage, solid Tallowwood flooring, and Danish light fittings.

Capital City Zoning and Freehold Privilege

Zoned Capital City (CCZ) and free of Owners Corporation obligations, this extraordinary holding of approximately 324sqm internally with 97sqm of terraces offers unmatched flexibility. Beyond its role as a distinguished private residence, it may serve as a refined live/work domain, a boutique office, or a discreet mixed-use holding with scope to extend (STCA).

With immediate access to Melbourne’s cultural, educational, and recreational landmarks, including Carlton and Fitzroy Gardens, the MCG, Royal Botanic Gardens, University High, RMIT and the University of Melbourne, this residence represents not only a remarkable city home but also a long-term landholding of enduring value.
