Perfectly positioned within Sunbury's tightly held Sherwood Estate, within walking distance of Salesian College, this iconic Storybook residence presents a rare combination of architectural character, contemporary luxury and exceptional family space on approximately 1,247sqm.

Instantly recognisable by its charming Storybook façade, the home has undergone an extensive transformation, beautifully modernising the residence while preserving the warmth and personality that makes it so unique. Its original burgundy and cream exterior has been refreshed in a sophisticated Woodland Grey and crisp white palette, complemented by established gardens, sweeping lawns and an impressive street presence.

Step inside and the character continues. Soaring cathedral ceilings, exposed timber beams and an open fireplace create an incredible sense of warmth and scale within the main living zone, while an abundance of natural light enhances the home's relaxed and inviting atmosphere. Polished concrete floors introduce a contemporary edge and are complemented by an in-slab hydronic heating system, powered by an Immergas Italian boiler with remote-controlled thermostat, providing exceptional comfort throughout the cooler months.

At the heart of the home, the beautifully renovated kitchen has been completely custom designed with both entertaining and everyday family living in mind. Premium Caesarstone Frosty Carrina features throughout, with all kitchen benchtops custom made to an oversized 700mm depth, finished in 40mm stone with striking waterfall edges. Matching 13mm Caesarstone splashbacks create a seamless finish, while custom Polytec Ultra Matt cabinetry with Blum hardware, flush-mounted sinks, elegant Meir champagne tapware, a 900mm Bosch oven and Velux skylights positioned above the kitchen sink complete this beautifully considered space.

The adjoining dining and living areas flow effortlessly to the expansive undercover alfresco, creating a seamless connection between indoors and out. Whether enjoying a quiet family evening or entertaining on a larger scale, the layout has been designed to make the most of the home's impressive proportions and beautiful garden outlook.

Accommodation is equally generous, with a flexible floorplan incorporating four bedrooms, a dedicated study, upstairs retreat and spacious main living areas, providing excellent separation for growing families. The main bedroom is privately positioned on the ground floor, while the upper level provides an ideal retreat for children, teenagers or guests.

The renovation continues through the beautifully appointed main bathroom and powder room, where Meir champagne tapware, bespoke timber cabinetry and high-end finishes have been carefully selected to complement the remainder of the home. The laundry has received the same attention to detail, featuring Caesarstone Frosty Carrina 40mm benchtops, 13mm splashbacks, custom cabinetry and a flush-mounted sink.

Outside, the sheer scale of the property becomes immediately apparent.

The large undercover alfresco overlooks an enormous manicured backyard, providing an outstanding setting for entertaining, children to play, pets to roam or simply enjoying the privacy and space that a substantial allotment provides. A dedicated basketball court adds another fantastic lifestyle feature, while expansive lawn areas leave plenty of room to kick a ball, host family gatherings or create something further in the future.

Practicality is another major highlight, with three separate side gates providing excellent access to a dedicated area suitable for storing a boat, caravan, camper trailer or additional vehicles. A freestanding double garage provides further secure parking and storage and has recently been upgraded with a new automatic garage door motor and two remotes. The floorplan also confirms the substantial double garage and undercover alfresco areas.

Set across approximately 1,247sqm, the property still offers an extraordinary amount of usable outdoor space, providing exciting potential to further enhance the home with an extension, swimming pool or additional outdoor improvements, subject to relevant approvals.

Completing the lifestyle is the outstanding Sherwood Estate location. Salesian College is within walking distance, while nearby parks, playgrounds and walking trails provide easy access to the historic railway bridge, Salesian lake and surrounding natural environment. Shops, train stations and sporting facilities are also conveniently accessible.

A truly individual family home where iconic Storybook charm meets sophisticated contemporary living, 116 Yellow Gum Boulevard delivers character, craftsmanship, land and lifestyle on a scale that is becoming increasingly difficult to find.
