Positioned on a quiet country road directly opposite the Ross Creek State Forest, this beautifully maintained mudbrick home, built in 1983, offers an outstanding lifestyle opportunity with peace, privacy and plenty of space. Surrounded by walking, biking and horse-riding trails, the property is perfectly suited to nature lovers, hobby farmers or those simply looking for a genuine tree change.

Set amongst scenic surrounds with a combination of open pasture and mature Blackwood Wattle trees providing a year-round firewood supply, the property also features a dam, established gardens, an orchard and beautiful David Austin roses and perennials.

The home has been thoughtfully designed for year-round comfort, with wide verandahs, excellent thermal mass, raked timber ceilings and north-facing living zones. Heating and cooling is well catered for with split-system heating and cooling, an LPG pot belly heater and a Sherwood combustion fire with heat-transfer system. A convenient wood box door also allows firewood to be brought in without carting it through the home. Recent improvements include new carpet, vinyl plank flooring and fresh paint throughout.

At the heart of the home is the light-filled kitchen, complete with raised bench height, Ceran induction cooktop, under-bench Chef oven, integrated Fisher & Paykel dish drawer and a large walk-in pantry. From here, enjoy the peaceful outlook and watch native birds at the feeder, while leadlight detailing and quality cabinetry add warmth and character throughout the home.

Accommodation includes three spacious double bedrooms, all with built-in robes. The versatile living spaces feature a semi open-plan layout, with leadlight pocket doors separating the dining and lounge areas when required.

Outside, the property continues to impress with a vaulted and gabled Laser Lite covered entertaining area complete with café blinds, ceiling fan and lighting, providing an excellent all-season entertaining space alongside the fernery.

Further infrastructure includes a separate powered garage with two roller doors, concrete floor and potential for conversion to additional living space. There is also an American barn with concrete floor, three roller doors providing drive-through access, high clearance suitable for caravan storage, and a stable with an opening window.

Undercover parking is available for up to eight vehicles, while additional features include a secure dog yard with concrete base, raised veggie beds, an orchard with 21 fruit trees including apple, pear and stone fruit, and two large concrete rainwater tanks.

The dam is serviced by both an electric and petrol fire pump, while a back-to-base security system covers the house and outbuildings. The yard is fully fenced, with Gutter Guard fitted to the house and garage.

This is a rare opportunity to secure a tightly held and lovingly maintained lifestyle property in an exceptional location. With an impressive combination of comfortable country living, extensive shedding and infrastructure, established gardens and direct access to the natural surrounds of the State Forest, this is a property ready to be enjoyed from day one.
