Surrounded by lush paddocks and an impressive array of professional-grade equestrian amenities, the centre piece of this idyllic 10.5-acre* lifestyle estate, located in the heart of Peninsula wine and horse racing country, is this 4-bedroom sandstone-brick family home, which has been custom designed to embrace grand-scale living and entertaining incorporating expansive under-cover alfresco spaces and a resort-style swimming pool.

An auto-gated driveway, edged by fully fenced horse-safe paddocks, leads to a turning circle area and lush lawn in front of the single-level modern-farmhouse style much-loved family home, which is on the market for the first time. Freshly updated with durable timber-look plank flooring, and brand-new carpets, the light-filled, abundantly glazed interiors offer delightful rural outlooks from multiple aspects, and a central, wood-fire heater in the main open plan living space, with sandstone backdrop enhances the ambience. Recently modernised, the stylish kitchen has a stone-topped custom island/breakfast bar, a large pantry, appliance garage, and is well-equipped with a Westinghouse oven, gas cooktop and a Fisher & Paykel dishwasher. There are three living spaces including a formal lounge, and rumpus/family room, and four double-sized bedrooms, including the zoned main bedroom with shower ensuite and walk-in robe. A studio with external access door from the double garage is ideal as a fifth bedroom for teenage/guest accommodation or as a home office, and additional features include a walk-in storage room, a large laundry/utility room with external access (currently set up as a hair salon), split system heating/cooling and ducted vacuum.

Epic entertaining is a breeze with the vast undercover alfresco deck, two alfresco pavilions, a wood-fire pizza oven, and solar-heated in-ground swimming pool. Lush expanses of lawn extend to the purpose-built equestrian amenities, perfect for racing, dressage or training pursuits, and include a 500-metre sand track, eight 1.5 acre (approx.) paddocks, an open round yard, sand roll, a stables complex with five open boxes, five closed boxes, tack room, tie-up stalls, and wash bay with hot and cold water. There is also a self-contained ‘granny flat’ or farm manager’s cottage with two ensuited bedrooms, open plan living/kitchenette and shedding/laundry facilities.

Additional infrastructure includes a large machinery shed, tractor shed, a chook enclosure, and multiple large-capacity water tanks, plus, there are two dams on the property including a horse swimming dam.

On the sealed section of Stumpy Gully Road, this magnificent lifestyle property is neighboured by some of the Peninsula’s leading wineries, restaurant and cellar door facilities, equestrian centres, racing stables, an indoor Tennis centre and The Big Goose petting farm where the resident camels can be seen in the neighbouring paddocks. In the prized Moorooduc Primary School zone, it’s just 10 minutes’ drive to Mornington Main Street, and less than five minutes to access Peninsula Link freeway.
