Some places carry a little more story in the soil. Yandoit is one of them. Once shaped by gold mining, farming and Swiss-Italian settlement, Yandoit still carries a strong sense of place. Its small township includes a primary school, Mechanics' Institute Hall and churches, some now converted to dwellings, while the surrounding area is home to an interesting mix of renovated heritage homes, architect-designed country retreats, sustainable off-grid cabins and simpler rural dwellings.
These two landholdings offer a chance to secure a combined 5.19 hectares, approximately 12.82 acres. The properties are separated by a government road and may be purchased together or individually.
· 129 High Street: 3.19ha approx. 7.88 acres - EPR $245,000-$275000
· Allotment 16, Yandoit Township Road: 2.00ha approx. 4.94 acres - EPR $195,000-$210,000
· Both combined: 5.19ha approx. 12.82 acres - EPR $440,000-$485,000
The land itself is attractive and full of possibility. Mature gum trees provide shade and structure, while cleared sections allow space to imagine a future home, weekender, gardens, orchard, vineyard or simply peaceful country to enjoy. The landscape has the unmistakable feel of old mining country too, adding another layer of local history and perhaps the odd daydream about what may still be hidden underfoot.
The land is within the Farming Zone and any dwelling or development would be subject to council approval. Nearby properties, also within the Farming Zone, have successfully obtained planning and dwelling permits, giving buyers a useful local reference point as they explore their own plans.
Positioned within easy reach of both Castlemaine and Daylesford, Yandoit offers the appeal of a tiny township without feeling cut off. Castlemaine is approximately 25min away, while Daylesford is approximately 20, placing shops, cafes, schools, galleries, transport and regional services within a comfortable drive.
Rarely does land in a township this small offer quite so much character, flexibility and regional appeal. Whether purchased as one larger holding or as an individual parcel, this is an opportunity to secure a place with a story all its own.
