A property that truly must be visited to be believed, 130 Cranneys Lane is a deeply personal and beautifully realised estate, where an extraordinary landscape and striking contemporary architecture exist in quiet harmony. A true safe haven from the world, it offers complete self-sufficiency, privacy and peace across more than 40 acres.

Set approximately 720 metres above sea level in the Macedon Ranges and just 2.4 kilometres from the heart of Trentham, this remarkable holding unfolds as a series of immersive environments. From its formal gardens to its private bushland and onward to the neighbouring Wombat State Forest, it is a place designed as much for retreat as it is for living.

The gardens are exceptional. Deep Trentham red soil and the careful hand of the current owner have shaped a botanical setting that invites slow wandering and thoughtful pause. Seasonal blooms are worthy of a wedding bouquet, whether gathered for a florist's bench or simply enjoyed where they grow. An arbour heavy with wisteria and roses sets a romantic scene for celebrations and ceremonies, leading to a charming cottage-like structure where it is easy to imagine scones with jam and cream shared among friends.

Beyond the formal gardens, a separate fairy woodland sparks childlike wonder, while further again, your own private forest of pristine Australian bush unfolds. A meandering track encourages quiet exploration, with clearings designed for moments of stillness and forest bathing. With almost three quarters of the land dedicated to bush, there is a profound sense of space, seclusion and connection to nature, along with an almost unlimited private wood supply.

A tennis court, edged with an edible fence, creates a playful focal point for family and guests, all overlooked by the pavilion, a historic shed that was the only structure standing when the owners first stepped onto what is now this remarkable property.

At the heart of the land sits a striking home of reinforced concrete construction, a true feat of modern architecture and resilience. Built to BAL FZ (flame zone) plus specifications with reinforced concrete walls and roof, the residence has been designed to withstand a firestorm, offering both peace of mind and enduring strength.

Completely off-grid and created with no compromise on comfort, the home operates with its own power, water and waste systems. A substantial 38-kilowatt battery and solar array comfortably supports the residence, complemented by a back-up generator for uninterrupted supply.

The exterior is softly bagged and rendered in a calming blue hue that sits beautifully against the surrounding greens, immediately signalling a home of intention and quiet confidence.

Inside, soaring ceilings and Italian tiles that appear to float beneath your feet set a refined foundation, while expanses of well-placed double-glazed windows frame breathtaking views across the gardens and countryside. Thoughtful touches of blue continue throughout the interior, from considered light fittings to subtle accents, bringing warmth and cohesion. One outlook is affectionately known as 'Bourke Street', where kangaroos move swiftly along their well-worn path across the land. A 1.8m high kangaroo fence surrounds the house block for added peace of mind.

The single-level design ensures the home is entirely accessible and ambulant-friendly, with a floor plan that is both highly functional and beautifully resolved. A central kitchen, dining and living zone anchors the home, connecting seamlessly to two distinct wings. The eastern wing forms a private parents' retreat and study with a pull-down queen bed, while the western wing offers generous and welcoming guest accommodation. In total, the home comfortably hosts up to eight people, making it ideally suited to multi-generational living or a luxury B&B or eco-tourism venture.

The kitchen is, as expected, a centrepiece. Stone benchtops, premium appliances and a baby-blue AGA set the tone, while a cleverly incorporated step invites children to participate or guests to linger and connect.

Accommodation is supported by two ensuite bathrooms, one with a large bath, and a third central bathroom, all with luxurious heated floors for year-round comfort.

Water security is exceptional. A deep bore, reaching approximately 100 metres with a flow of over 1,000 litres per hour, services the gardens and is pumped to two 20,000-litre tanks for irrigation. The home itself is supplied by rainwater tanks with a combined capacity of approximately 120,000 litres.

Completing the holding, an expansive paddock at the front of the property provides practical grazing or further agricultural opportunity, while the overall farm zoning supports a variety of uses including a flower farm, market garden or boutique lifestyle enterprise.

Despite its sense of seclusion, the property remains highly connected, just 16 minutes from Kyneton and its V/Line services to Melbourne, and approximately one hour by car to the Bolte Bridge.

Rarely does a property offer such a complete and evocative lifestyle, one that balances architectural excellence, environmental independence and profound natural beauty. 130 Cranneys Lane is not simply a home; it is an experience, best understood in person.
