Positioned within Melbourne's premier south-eastern equine corridor, "Swept By" is a rare, fully established turnkey equine estate delivering scale, functionality and versatility at the highest level. Purpose-built for serious industry use, it supports every stage of equine performance including pre-training, training, spelling, rehabilitation, breeding and agistment, while also offering a comfortable rural lifestyle and strong passive income stream.

Set across approximately 20 hectares (49.5 acres), the property is a highly usable and thoughtfully developed holding designed for intensive equine operations without compromise on liveability or efficiency. It is exceptionally located just 13km* from Cranbourne Racing Centre, close to Pakenham Racing Club, and approximately 67km* from Melbourne CBD, placing it directly within Victoria's most active racing and training region.

At its core is a substantial professional equine complex featuring approximately 44 oversized stables, supported by automatic water systems, feed and weighing facilities, two wash bays, nine tie-up bays with heat lamps, veterinary and treatment rooms, office and operational spaces, GG treadmill, flood lighting, hot water systems, and recently upgraded 3-phase power. A secondary barn adds a further six large stables with wash bay, tack room, secure feed storage and full services.

Training and exercise infrastructure is extensive and designed for high-performance use, including a 1600m sand training track with barriers and chute, 10-horse water walker, 6-horse dry walker, large sand arena, round yard, sand roll, multiple holding yards, extensive day yards, and a well-fenced paddock system with shelter infrastructure throughout.

Supporting the equine operation is additional agricultural infrastructure including fully equipped cattle yards (race, ramp and crush), large hay storage shed, and a 3-bay machinery/workshop shed with concrete flooring, 3-phase power and water.

Accommodation is well-considered and flexible, comprising a dual-living main residence with three bedrooms plus office, kitchen, bathroom, laundry and gas log fire, alongside a self-contained one-bedroom wing with its own kitchen and bathroom. A separate stable loft apartment provides further self-contained accommodation with full kitchen, reverse-cycle air conditioning and private verandah outlook.

Water security is a standout feature, with a high-pressure bore system (500 psi), mains water, fully reticulated supply across the entire property, four dams, and automatic drinking systems throughout. The dams are stocked with approximately 15,000 fish including Murray Cod, Australian Bass, Yellow Belly and Silver Perch, further enhancing the lifestyle appeal.

The property is also extensively secured with gated intercom entry, remote access control and 25-camera surveillance system with iPhone compatibility.

Adding further value, an Optus telecommunications tower on separate title provides approximately $9,000 per annum in passive income.

A rare opportunity to secure one of Victoria's most complete and operational equine holdings, ready for immediate use in the heart of the state's premier racing corridor.
