Perfectly positioned on the first floor of the established **Jaylon Apartments**, this delightful two-bedroom apartment offers an easy-care lifestyle and an exciting investment opportunity in the heart of one of Perth's most sought-after inner-city locations.

Nestled within a well-maintained complex of just 36 apartments, the property is currently being successfully operated as an **Airbnb**, presenting an appealing opportunity for an investor seeking a ready-made short-stay property. The current owner is also offering the furniture for separate purchase, providing the option to acquire the apartment fully furnished and continue with an established setup from day one.

Inside, the apartment features a comfortable open-plan living, dining and kitchen area, with carpet underfoot and plenty of natural light creating a welcoming space. The functional kitchen offers excellent drawer storage and a convenient dish drawer dishwasher, while the generous main bedroom includes a built-in robe. The second bedroom is also well proportioned, complemented by a separate bathroom and quality front security screen door. Innova air conditioning services the main bedroom and living area, providing year-round comfort.

One of the standout practical features is the **private, allocated laundry exclusively for this apartment**, conveniently located on the same level. Offering additional privacy and functionality, this is a valuable feature that is not always available with apartment living.

There is also an opportunity to secure a garage within the complex. **The garages are owned by the strata, and when a garage becomes available for rental, owners within the complex are given the first opportunity to apply.** The rental income generated from the garages contributes to the financial strength of the strata scheme and has assisted in maintaining a healthy strata fund, with **strata fees not increasing this year**.

And then there is the location. Positioned in the **heart of Subiaco**, you are within easy reach of the area's renowned cafés, restaurants, boutique shopping, entertainment and public transport. Rokeby Road, Subiaco Station, Subiaco Square and a host of local attractions are all close by, while Perth CBD is approximately 3.9km away.

Whether you're looking for a **ready-made investment, first home, city base or short-stay opportunity**, this apartment offers the chance to secure a low-maintenance property in an exceptionally convenient location.
