Poised high above Sorrento’s fabled coastline, this recently completed architectural residence, by renowned Smith Builders, is a statement of modern design sculpted for the rhythm of coastal life.

Designed to honour its extraordinary setting, the home comprising 349m2 of internal luxury living space unfolds across two luminous levels, with vast panes of glass framing uninterrupted vistas that sweep across the Mornington Peninsula, stretching from the bay to the dunes. The property is positioned just 300 metres from Koonya Beach at the narrowest point of the southern Peninsula, creating an unmatched connection between the bay and the ocean.

The approach sets the tone, lush level lawns and landscaped front gardens, bore fed with auto sprinklers, create a sense of calm before the drama of the architecture unfolds. The home’s exterior, crafted from hand-fired Krause brick, makes a bold statement. An impressive, 100mm-thick front door with custom bronze handle by Barbera. As it opens, the eye is drawn upward, a striking Christopher Boots light sculpture floats beneath lofty proportions of the foyer, leading to a Japanese-inspired courtyard that brings softness and stillness, a sculptural maple reaching gracefully toward the first floor, where the heart of the home revolves around a breathtaking open-plan living domain.

The kitchen stands as a statement in design and function, a composition of sleek Quartzite benchtops and precision joinery. Sub-Zero refrigerator/freezer, dual 90cm Bosch wall ovens, Pitt cooktop, Bora Teppanyaki, Siemens dishwasher and Insinkerator bring professional-grade performance, while the Vintec wine fridges and butler’s pantry are of equal refinement. Overhead, a bespoke Christopher Boots pendant light suspends with crystal refracting a soft glow across the dining, balancing clean lines of architecture with organic elegance. A feature fireplace in the lounge adds to the warmth of the living domain, whilst the integrated television disappears within minimalist cabinetry, preserving the purity of the view. Walls of glass dissolve to reveal an entertainer’s terrace overlooking the self-cleaning solar and gas-heated swimming pool, sundeck and landscaped gardens. Wake up to a cinematic panorama, as dawn rises over the bay and every surface catches the morning glow. Upstairs, a secondary bedroom with built-in robes provides flexibility, ideal as a study/office or additional bedroom.

Downstairs, the versatile rumpus room with its own Liebherr bar fridge and bathroom offers the option to create a self-contained guest retreat, bunk room, private lounge, or entertainment suite. The further bedrooms on this level enjoy seclusion and garden connection, complemented by a seamless flow. A sequence of outdoor zones unfold, sun-drenched spaces balanced by shaded retreats, a landscape both versatile and expansive. The built-in bench seat forms an elegant fire-pit area, a focal point for twilight gatherings, while the culinary dining terrace, complemented by a BBQ and sink, is an idyllic poolside setting that transitions seamlessly from relaxed afternoons to sophisticated evening entertaining.

Comfort and technology unite, with zoned hydronic in-floor heating, zoned cooling, full home automation, a monitored alarm and remote-access security cameras. Two garages, one with high span clearance for a boat or RV. The street itself features one of the Mornington Peninsula’s most picturesque ocean beach walking tracks, meandering through coastal vegetation and elevated terrain with vast back beach outlooks. Nearby, Koonya General Store and Sorrento village offer everyday convenience.
