For Sale by Expressions of Interest

The last vacant lot fronting the Maribyrnong River in the tightly held Riverfront Estate. It's an opportunity not likely to repeat itself.

The land is approximately 274 square metres with a 6 metre frontage and a rear boundary of 13.6 metres fronting Bluestone Lane, cleared and ready to go. Build to the river and capture remarkable water views from every level. Push to the rooftop and you have a terrace with an allowable building envelope of 10m in height, which will change what entertaining looks like, subject to council approval. The dual street access gives the project genuine flexibility from day one. An opportunity for a 4 car garage, with the addition of an office/studio with direct access or create a garden oasis with a swimming pool in the yard (STCA).

Pull back from the river and the rest of the location fills in quickly. Highpoint Shopping Centre is a short walk. Trams connect you to the city without effort. St Margaret's Primary School and City View Reserve are nearby, with St Bernard's College, Ave Maria College all within easy reach. Zoned for Aberfeldie Primary School and Maribyrnong College. Cross the bridge and Afton Reserve opens up on the other side.

The Maribyrnong River does what rivers do best and slows everything down. The trail runs along the bank for walking, running, cycling, fishing and kayaking, and the kind of morning where you're on the water before the rest of the suburb is awake becomes entirely ordinary when you live here. Cross the bridge and Afton Reserve opens up on the other side.

The river was always going to be here. The question is whether you will be.
