Some homes need a fresh coat of paint. Others need a new kitchen and bathroom. Then there's 16 Harriott Street… where even the ceiling has called in some extra support!

Offered to the market with an abundance of character (and an equally abundant list of things to fix), this 1950s home is certainly not for the faint-hearted. In fact, the props currently helping hold up the ceiling are even included with the sale!

But look beyond the peeling paint, tired interiors and questionable structural features, and you'll find the real reason to get excited - a generous 766sqm landholding zoned R25, presenting an outstanding opportunity for those with the vision to see what could be.

Whether you're a seasoned renovator looking for your biggest challenge yet, a builder ready to start from scratch, or a developer exploring the potential for subdivision (STCA), this is a property where the value lies firmly in the land and the possibilities it presents.

The existing home comprises two bedrooms, one bathroom, a kitchen that's seen better decades and living spaces that are well overdue for some attention. Outside, the substantial backyard offers plenty of room to work with, while the established position of the home opens the door to a range of possibilities for its next chapter.

With R25 zoning and approximately 766sqm to play with, the property presents potential for a two-lot subdivision, subject to the relevant approvals and requirements. Alternatively, clear the slate and build your dream home on a generous block in an increasingly popular suburb.

LOCATION

And while the house might be a little worse for wear, the location certainly isn't! Positioned in the heart of Willagee, you're surrounded by an established community with local parks, schools, cafés and everyday conveniences close by. The popular Archibald Street shopping precinct, Caralee Community School and Melville Senior High School are all within easy reach, while Westfield Booragoon, Fremantle, the Swan River and Perth's beautiful coastline are only a short drive away. With convenient access to major transport routes, it's easy to see why Willagee continues to attract homeowners, renovators and developers alike.
