Framed by spectacular climbing clematis, this inviting entertaining space is perfect for relaxed gatherings and enjoying the garden throughout the seasons.

Double glazing, ceiling and wall insulation contribute to energy efficiency and there are low maintenance, polished timber floorboards throughout.

PRODUCTIVE GARDENS & SUSTAINABILITY
Located on the ridge of the Great Dividing Range, the property’s rich red soil is a legacy of the long-extinct Leonards Hill volcano.

The established gardens bring together vibrant flowers, bulbs and shrubs alongside productive vegetable beds and an abundance of berries. Drought-tolerant salvias and groundcovers add colour and texture while creating a welcoming habitat for honey-eating and insect-eating birds.

A thoughtfully designed chicken run allows chickens to safely forage amongst the berry gardens. A poly growing tunnel with irrigation provides further opportunities for growing vegetables and seedlings.

Three 22,500-litre water tanks and a small well provide water for the house and/or gardens. The property also has a low-maintenance wastewater treatment system, mains power with solar, good mobile coverage and satellite internet.

A large barn, separate studio/bungalow requiring renovation and undercover parking provide further space and potential.

Located midway between Daylesford and Ballan, the property is approximately 15 minutes from both, with Ballan offering rail and freeway access to Melbourne.
This is more than a just country home - it is an opportunity to embrace a sustainable, productive and rewarding way of life, with the freedom to build on an already established vision. The owner is proud to acknowledge living on Wadawurrung Country.
