Rarely does an opportunity come along to secure a property offering a unique lifestyle combined with an exciting business that has huge potential.

Intertwining the rich history of one of the Bickley Valley's earliest homesteads with the iconic winery, restaurant and distillery which is 'Lawnbrook Estate' (better known to the local clientele as The Packing Shed), this could be right up your alley.

Whether your dream is running a boutique restaurant, crafting your own wine or gin, or simply enjoying the beauty of the surrounding nature of this very special Bickley Valley estate, this could be the escape you've been looking for.

Step into a world of history and charm with the stunning circa 1896 homestead surrounded by enchanted gardens. This beautifully preserved residence offers a unique opportunity to own a piece of local heritage, combining timeless character with modern comforts. Over the years the original home has been extended into a spacious family home with 4 bedrooms, 3 bathrooms and multiple oversized living areas. The second storey loft is perfect for the fourth bedroom to accommodate visitors otherwise you will have young children fighting over it.

The homestead showcases classic architectural elements like open fireplaces, pressed tin ceilings and heavy jarrah beams that tell the story of Bickley's past, making it a true treasure for history enthusiasts. With generous living spaces including a family room, formal lounge, kitchen, meals, sunroom and study, this home is perfect for entertaining family and friends or enjoying quiet evenings in a cosy atmosphere. You could argue it is the perfect blend of old and new facilities that caters to contemporary living while maintaining the essence of the original structure.

Outside is ideal for nature lovers and those seeking a serene escape, the picture-perfect lawns and established trees create a picturesque backdrop for any occasion. Weddings, Christenings, Bah Mitzvahs and the like are often held on the Estate grounds with huge potential to grow.

Being at the bottom of the valley guarantees plenty of water to reticulate the lawns and gardens and the brook running through the property is the picturesque cherry on top. Your very own vineyard supplying Pinot Noir, Chardonnay and Semillon, takes up about 1.25 acres of the property and is perfect for wine enthusiasts looking to vinify their own drop or continue the commercial use. There is also a large workshop with a cool room and gin distillery which has been responsible for some of the estate's award-winning gins. The property's fully functioning restaurant is perfect for culinary enthusiasts or entrepreneurs looking to capitalize on the region's vibrant food and wine culture and has a full commercial kitchen, inside and outside dining and all facilities required to maintain this profitable business.

The current owners frequently host events on the grounds. You can indulge your passion for wine with a dedicated tasting cellar where guests can sample and purchase the best that the Bickley Valley has to offer or host intimate gatherings to share your favourite vintages while immersing yourself in the art of viticulture. The property and the businesses (including Packing Shed at Lawnbrook, Lawnbrook Estate, & the Packing Shed Distilling Co.) will be sold as a going concern so everything you need is already established and ready for you to step in and follow your own dream. GST will not be applicable.

The Lawnbrook Estate, better known as The Packing Shed at Lawnbrook, was established in 1896 by ACR Loaring (formerly of Margaret River). The land was originally developed as an orchard for citrus fruit due to the high subsoil water supply and over the years, was also used to farm daffodils and strawberries. Lawnbrook was eventually divided up into smaller acreage, and the citrus trees were removed and replaced with just over an acre of grapevines in the mid-1980s.

This is indeed a rare and exciting opportunity to acquire a historically significant lifestyle estate, offering the perfect blend of charm, character, and commercial potential. Positioned within a thriving tourism destination, this unique property invites new owners to bring their vision to life - whether by elevating the winery experience or creating a standout hospitality destination. With strong foundations already in place, there is exceptional scope to grow and unlock its full potential.
