Rare and exciting opportunity for tradies and renovators or those desiring a wonderful off-grid lifestyle in the heart of Yarra Valley wine country. All the basics are here to build upon with potential for a large family home capturing lovely rural views.

Previously a country cottage before life as the popular Dixons Creek Cafe, the structure offers a world of possibilities as a residential home. Complete with a three-bedroom unit with kitchenette, renovated bathroom, separate toilet and living space under the roofline, you and your family can live in comfort while completing the renovation.

The crowning glory of the home is a vast north facing entertaining deck. Imagine sitting back and enjoying the view with friends, indulging in a relaxed, all-weather indoor-outdoor lifestyle. Merging the outdoors with the interior space, two sliders open to an expansive room offering options as a living, dining and kitchen area, or formal living/dining with a second living area and kitchen where the commercial kitchen was housed.

There are a further three rooms used as storage, a filled-in veranda at the rear, along with male, female and disabled toilets, offering potential for additional bathrooms.
Off-grid appeal lies in the infrastructure already in place, including 57 solar panels, a potable water plant, water tanks and split systems throughout. Set on a generous 1,275m² (approx.) block, there’s space to park vehicles, including secure gated parking, as well as room for a veggie patch, fruit trees and chooks.

The potential here is only limited by your imagination, just fourteen minutes to Yarra Glen and just over an hour to Melbourne CBD.
