If you're looking for a first home without the renovation list, or an investment property that is straightforward to own and easy to lease, 2/18 Gale Street deserves a close look.

Set within an attractive complex, this spacious three bedroom unit offers considerably more than its address might suggest. The home is filled with natural light, with plenty of windows allowing the winter sun to reach deep into the living areas and naturally warm the home on those cold Ballarat days.

The open plan kitchen, dining and living area is generous in size, giving the home a genuine sense of space. The modern kitchen has loads of bench and cupboard space, a 600mm cooker with four gas burners and a dishwasher.

All three bedrooms are well proportioned and include built in robes. The main bedroom adds a good sized walk in robe and private ensuite, while the double lock up garage provides secure parking and useful storage.

Ducted heating keeps the home warm through Ballarat's colder months, while a split system air conditioner is there when summer temperatures rise.

Outside, there's a private courtyard and approximately 210m² of land, giving you your own outdoor space without the maintenance that comes with a traditional house and larger block.

The location makes plenty of sense too. Close to local shops, cafes, parks and public transport, with Ballarat's CBD, Federation University and Sovereign Hill all within easy reach.

Currently tenanted periodically, the property also offers flexibility. Investors can secure a modern three bedroom property with strong fundamentals, while first home buyers have the opportunity to move into a home that is already modern, comfortable and largely free from the major maintenance and renovation costs that can come with buying an older house.

A smart place to start, or a sensible addition to the portfolio.
