On a rare approx. 966sqm allotment with a wide frontage of around 30.5m (approx.), this much-loved family home offers that increasingly hard-to-find combination of comfortable existing accommodation and blue-chip future potential (STCA - subject to council approval) in a quiet Forest Hill pocket.

Set behind a generous garden, the existing four-bedroom home delivers a surprisingly large floor plan, including a north-facing lounge and dining room, a spacious casual meals area with excellent storage, well-proportioned bedrooms (all with built-in robes), a central family bathroom and ducted heating plus split-system cooling for year-round comfort. It's perfectly livable or rentable from day one, giving you solid holding income while you explore plans and permits.

Outside, the deep rear garden and broad street presence immediately speak to the block's long-term potential. The scale and width of the land will appeal to developers, builders and families alike - whether you're considering a luxury new residence, side-by-side homes or a quality multi-townhouse project (all subject to Whitehorse City Council approval). Buyers are advised to make their own enquiries regarding any redevelopment options.

The location underpins the opportunity. From here you're moments to Forest Hill Chase, with its major supermarkets, specialty retailers, dining, cinemas, bowling and everyday services - a genuine one-stop centre for shopping and entertainment. A wide choice of schools are within easy reach, including Parkmore Primary School, Forest Hill College, Nunawading Christian College and Emmaus College, making this a consistently sought-after family area.

Transport and lifestyle are equally strong drawcards. Forest Hill sits around 18km east of the CBD with convenient access to the Eastern Freeway/Eastlink, Burwood Highway tram, and nearby train stations at Blackburn and Nunawading, supported by an excellent local bus network. Leafy parks, walking trails and sporting facilities - including Aqualink and the popular Blackburn Lake/Jean-Lake reserve precinct - add to the relaxed, family-friendly feel that locals value so highly.

Whether you're land-banking, planning your next project or looking for a long-term family address with real upside, 2 Abelia Street is the kind of big-block Forest Hill opportunity that rarely comes to market.
