A genuine permit approved development opportunity in one of Melbourne's rapidly evolving western corridors, offered strictly as one complete development site.

Comprising two adjoining titles with approximately 1,200sqm of combined land, 2 and 4 Eastcote Street are to be sold together, providing the incoming developer with the opportunity to take control of an endorsed eight dwelling residential development and move forward with substantially more of the planning work already completed.

This is not an offering to purchase either property individually. The properties are being marketed and sold collectively to preserve the existing development approval and maximise the value of the site as a complete project.

The endorsed development provides for eight contemporary residences across a well considered mix of two, three and four bedroom accommodation, incorporating private open spaces, garages, landscaping, rainwater systems, sustainability initiatives, a minimum average 6.5 star NatHERS requirement and provision for electric vehicle charging.

Positioned within the increasingly important Sunshine North and broader Sunshine precinct, the location provides excellent access to Sunshine's major retail and transport hub, Victoria University, education and employment precincts, major arterial roads and approximately 13 kilometres from Melbourne's CBD.

With Sunshine continuing to strengthen as a major western metropolitan centre, opportunities combining adjoining titles, substantial landholding and an endorsed multi dwelling development are becoming increasingly difficult to secure.

For builders, developers and project groups looking for a development where much of the groundwork has already been undertaken, 2 and 4 Eastcote Street represents the opportunity to acquire the entire site, retain the benefit of the existing approval and move toward delivery of the eight residence project.

The opportunity is simple. Two titles. One transaction. Eight endorsed residences. One complete development site.
