Incredibly picturesque, this approximately 58-acre allotment offers the rare opportunity to secure a substantial building allotment with much of the groundwork already taken care of. Just 5 minutes from the shores of Lake Eppalock, it is a place where you can live amongst the undulating natural landscape while remaining within easy reach of Bendigo and everyday conveniences.

Zoned Rural Living, the property comes with a recently issued planning permit, endorsed plans, approval for vegetation removal, completed soil tests and a cleared and pegged homesite. Mains power with a transformer has also been brought to nearby the building envelope, saving considerable time and expense as you move forward with your plans.

A large catchment dam provides a valuable water source, while the property also includes many natural camping spots taking advantage of the pockets of cleared land and tucked amongst the trees. Backing onto State Forest, there is an immediate connection to the surrounding bushland and plenty of space to enjoy the peace and privacy that comes with acreage living.

Largely untouched, the land sits on a natural high point, capturing rural views in all directions. Native flora and visiting wildlife add to the sense that this is a property where nature has been allowed to take centre stage. Lake Eppalock is close by for boating, fishing, swimming and other water activities, while easy access to Strathfieldsaye Road provides a straightforward connection to Bendigo and surrounding areas.

With the planning and preparation already well underway, this is an opportunity to secure a substantial landholding where the difficult early stages have already been addressed, leaving you to focus on bringing your own plans to life.
