Positioned within Melbourne’s celebrated Cairo Flats, this meticulously reconfigured studio apartment delivers an exceptional blend of heritage modernism and contemporary design. Overlooking leafy Carlton Gardens in the heart of Fitzroy, the residence sits within one of the city’s most significant early modernist buildings, originally designed in 1936 by Acheson Best Overend.

Cleverly redesigned by Agius Scorpo Architects, the approximately 23sqm apartment maximises every inch of space while preserving the building’s original ethos of “maximum amenity in minimum space.” Thoughtful planning and bespoke joinery create a highly functional layout, seamlessly integrating living, dining, sleeping and storage zones. Recognised for its design excellence, the apartment is both award-winning and widely published across magazines, books, and TV and online platforms.

At the heart of the home, a striking custom kitchen crafted from Tasmanian oak and accented with bold yellow cabinetry offers both visual impact and versatility. Designed to adapt, it opens, folds, slides and conceals, with multi-purpose elements that enhance usability without compromising space.

The layout has been intelligently reconfigured to enhance liveability, with the sleeping area relocated to allow for an open-plan living zone, while a cleverly integrated bathroom and dressing space further optimise functionality.

Features such as generous northern light, cross ventilation and beautifully soft coved ceilings are celebrated throughout, with a subtle datum line and concealed lighting enhancing the architectural form. Curved detailing and carefully selected materials pay homage to the building’s modernist heritage while introducing a warm, contemporary aesthetic.

Set within a leafy, tightly held enclave and moments from Fitzroy’s vibrant cafés, culture and parklands, this unique residence presents a rare opportunity to own a piece of Melbourne’s architectural history, perfectly adapted for modern urban living.
