‘Balmoral’ is a beautifully established country estate, privately positioned across 5.9 hectares (approx.) of graceful gardens and dappled woodland. Just minutes from Woodend and the Calder Freeway, it offers the tranquillity of country living with Melbourne an easy one-hour commute away. Ideal for families, multi-generational living or those who have friends and family visiting, this unique property will suit a broad range of situations.
Beyond automatic gates, an undulating driveway crosses a charming bridge between two picturesque dams before winding through stands of mature trees alive with native birdlife. The approach is captivating, gradually revealing a traditional two-storey homestead and self-contained apartment set within an enchanting garden landscape. An ornamental pond and water feature frame the impressive façade, while sheltered alfresco areas create an inviting setting for long lunches, quiet afternoons and memorable gatherings. Pathways meander through the grounds to a rotunda overlooking the dam, complemented by a purpose-built bocce and boules court.

Inside, soaring timber-lined ceilings, generous picture windows and serene garden outlooks bring warmth and character to an expansive, highly adaptable interior. North-facing living and entertaining spaces extend from the central open-plan kitchen, dining and living area, where an Onyx wood heater and stacked-stone feature wall create a striking focal point. A substantial sunroom opens to a second alfresco area with a wood-fired oven, equally suited to relaxed family occasions and larger celebrations. Upstairs, a gallery-style landing connects a light-filled family room and library, providing further space to retreat or gather.

Four bedrooms include a ground-floor main suite with walk-in robe and ensuite, while an upstairs bedroom features a dressing room and adjoining bathroom. Two additional bedrooms are served by the main bathroom. The separation between levels, together with the accompanying living areas, creates considerable flexibility for families of varying ages and stages. A self-contained apartment with its own kitchen, open-plan living zone and private balcony presents an exceptional option for extended family, guests or independent accommodation.

Practicality has been considered throughout, with two laundries, including one doubling as a mudroom beside the entrance porch, several storerooms, a study zone, heating and cooling, a dog run, garden shed with drive-through access, firewood store, machinery shed, double carport and garage. Three dams, a bore, four 22,500-litre water tanks and comprehensive Rain Bird irrigation support the grounds and make caring for the estate remarkably manageable.
‘Balmoral’ captures the enduring appeal of a true country estate: private, spacious and deeply connected to its landscape, yet wonderfully convenient to Woodend, Macedon and the surrounding villages. Celebrated restaurants, artisan bakeries, bustling cafés, walking trails and outstanding natural attractions are all close by, placing one of Victoria’s most admired lifestyle regions at your doorstep.
