Positioned in one of Victoria’s most picturesque regional corridors, 25 Lapilli Lane offers an extraordinary opportunity to secure approx. 4.06 hectares (10.03 acres) of prime Rural Living land, complete with a truly unique architectural dwelling affectionately known as “The Sky Barrel.” Only minutes from the town of Buninyong and 15 minutes from the CBD of Ballarat

The Sky Barrel
Designed to capture breathtaking 180-degree views stretching as far as the eye can see near the base of Mt Buninyong, this elevated residence is one to behold. Spanning two beautifully finished levels, the upper floor features an open living space and high-end kitchenette, while the lower level boasts a master bedroom and stunning bathroom complete with a standalone timber bath. With floor-to-ceiling windows on both levels and coming fully furnished and fully serviced, it is completely ready to move into or host guests from day one.

Future Potential & VCAT Permit
The property includes an approved VCAT planning permit for additional luxury short-stay accommodation units. Capitalising on the region's booming tourism market, the endorsed plans allow for architectural, single-storey, 1-bedroom eco-cabins positioned along the lower contour of the site to maximize privacy and views while protecting the natural landscape. (Note: The full 8-unit permit spans across both 25 Lapilli Lane and the adjoining allotment at CA 2 Yendon No. 2 Road, which is also available for purchase).
