This extraordinary, picturesque estate combines award-winning architecture, sustainable design excellence, and a thriving boutique vineyard, creating one of the region's most compelling lifestyle offerings.

At its centre is the acclaimed Hill House, an architect-designed residence by Mihaly Slocombe Architects, celebrated for its innovative response to the landscape and commitment to environmental sustainability. Awarded House of the Year at the 2008 Sustainability Awards and recognised internationally as a finalist in the 2008 World Architecture News Residential Awards, the home is a landmark example of contemporary Australian rural architecture.

Positioned to maximise its northern orientation and sweeping vineyard views, the residence embraces passive solar principles, capturing natural light and warmth throughout the seasons while maintaining a strong connection to the surrounding landscape. Expansive glazing, carefully considered proportions and a restrained material palette create interiors that are both sophisticated and highly functional, blurring the boundaries between indoor and outdoor living.

Spanning approximately 50 squares under roof, the home offers six bedrooms, three bathrooms and multiple living zones designed for both family life and entertaining. A private underground wine cellar, generous living and dining areas, dedicated study/library and separate games or billiards room provide exceptional flexibility, while the architecture ensures every principal space enjoys a visual connection to the vineyard and rural setting beyond.

Complementing the main residence is the award-winning Kids Pod, a striking architectural addition recognised as a finalist in the 2015 Houses Awards as well as the 2015 Sustainability Awards and 2016 ArchiTeam Awards. Designed as a contemporary extension of the original vision, the pavilion demonstrates thoughtful planning, environmental responsiveness, and design innovation, providing adaptable accommodation while maintaining the integrity of the estate's architectural character.

The property's sustainability credentials extend well beyond its design awards. A comprehensive solar energy system, hydronic heating, extensive water storage, productive vegetable gardens, and a substantial onsite dam contribute to a highly efficient and environmentally conscious lifestyle. Together, these features create a residence that is as practical and comfortable as it is architecturally significant.

Outside, a heated 25-metre lap pool and spa further enhance the resort-style atmosphere, while the established 10-acre vineyard provides a spectacular backdrop and a direct connection to the property's celebrated wine-making heritage. For those seeking a lifestyle business with established brand recognition and exceptional tourism potential, the estate also offers the option and rare opportunity to acquire the assets of Paradigm Hill, a respected boutique winery and cellar door operation with significant scope for future growth.

Surrounded by the Mornington Peninsula's renowned wineries, coastal attractions, and acclaimed dining destinations, and located just an hour from Melbourne, this remarkable 50-acre property represents a unique convergence of award-winning architecture, environmental stewardship, and premium wine country living.
