There are homes with a view, and then there are homes that have been designed around one. Set across 4.942 acres of picturesque Coondle bushland, this stunning 3-bedroom, 2-bathroom home has been beautifully carved into the side of the hill, following the lay of the land and making that incredible outlook part of everyday life. From the living areas and kitchen to the balconies, alfresco and gardens, the home keeps finding ways to turn your attention back to the countryside.

Upstairs is where it all really comes together. The open-plan kitchen, dining and family area sits beneath soaring raked ceilings, with gorgeous timber floors and a wall of south-facing windows framing the landscape beyond. Three sliding doors open onto the elevated balcony, creating an easy connection between inside and out and giving the whole living area a front-row seat to the view. There's also a projector screen already in place for movie nights — just bring the projector. The kitchen has been positioned with exactly that outlook in mind. There's plenty of bench and cupboard space, a built-in pantry, dishwasher, electric hotplate and separate undermount oven, but it's the scenery that will probably get most of the attention. Cooking dinner with rolling farmland stretching away in front of you isn't a bad arrangement.

The main bedroom has wood-look flooring, a ceiling fan, walk-in robe, ensuite and sliding-door access to a balcony. Bedroom two is generously sized with a walk-in robe, split-system air conditioning, ceiling fan and semi-ensuite access to the main bathroom, while bedroom 3 also features wood-look flooring and a ceiling fan.

The same thought that has gone into the home carries through to the gardens. Rather than fighting the slope, they work with it. Terraced garden beds, paved pathways and steps follow the hillside, making it surprisingly easy to move around the property. Tucked amongst them are little seating and viewing areas, each finding another angle across the surrounding countryside. There's even a charming pot belly stove nestled into the terraced garden — a wonderfully simple spot to gather around when the weather cools down. And that countryside is constantly changing. The south-facing outlook rolls away across neighbouring farmland towards Rugged Hills Nature Reserve and West Toodyay. Through August and September, canola brings great swathes of colour. The seasons change, the paddocks change with them, and weather systems can be watched rolling across the hills in the distance. It's less a fixed view and more a landscape that puts on a different show throughout the year.

Outdoor living has naturally been designed to make the most of it, with three balconies giving the home more than one vantage point from which to enjoy its surrounds. The enclosed rear sunroom adds another substantial living space with timber-look flooring, a gabled roof, ceiling fan, and a limestone feature wall. Then there's the fully enclosed south-facing alfresco, complete with a built-in spa overlooking the landscape. A fridge, freezer and microwave are included, and there's a barbecue, a TV aerial point and plenty of room for entertaining, making it a space that can genuinely be used as another living zone. Settle into the spa, open something cold and watch the countryside do its thing. Not an especially difficult routine to master.

The practical side of acreage living is well covered too. Tank water supplies the home and gardens, with an impressive holding capacity of approximately 200,000 litres. There's also a 3.6kW solar system, solar-powered driveway gate, double garage and a massive powered shed with dual roller doors and lean-tos. Plenty of room for projects, machinery, toys and all the other bits and pieces that seem to multiply once there's finally somewhere to put them.

Despite the feeling of being properly tucked away, Toodyay is around 14km from home, with Northam approximately 40km away and Midland around 82km. What makes this place special isn't simply the 4.942 acres or even the view itself. It's how naturally the home has been shaped around both. The hillside, the gardens, the windows, balconies and outdoor spaces all work together, making the landscape feel like part of the home rather than something that just happens to be outside it. Come and have a proper look around. Just allow a little extra time for standing on one of the balconies doing absolutely nothing.
