Located on 24.4 hectares (approximately 60 acres) on Folewood Road, on the Perth side of historic Toodyay, this 5 bed home is a wonderful property, perfectly situated above the River Avon with a magnificent vista of the valley and surrounding hills. With plenty of room to spread your wings you'll appreciate the privacy it brings and the variety of potential uses to which it could be put.

The open grassy pastureland to the west and north side of the property provides unobstructed views across the Avon Valley to the hills beyond, while occasional native trees situated on the eastern and southern sides of the property provide an attractive counterpoint.

CHARACTER THROUGHOUT

Stepping through the stunning leadlight stained-glass front door you'll enter the warm and inviting terracotta tiled entrance hall. This sets the stage for this home of character that also features Jarrah joinery in the ground floor reception rooms, while the vaulted, timber-lined ceilings echo the outdoor space on offer here.

The country style kitchen is fully equipped with jarrah cabinetry, stone tops, slate floor and plenty of room for preparation with the island feature, and there's plenty of cupboard storage too. The window provides a wonderful view over the huge alfresco, the gardens and the hills beyond.

FAMILY ACCOMMODATION

The 5 bedrooms are located over 2 levels of the home. Downstairs is the master with its ensuite, 2 further bedrooms, and the family bathroom and separate WC. Located in the northern wing of the property is a 4th bedroom with ensuite and adjacent living room, which could be used as guest accommodation as there is a separate front entrance to this part of the house. Leading off this area is a stairs to a large upper storey living room which also has a bathroom. This area also has potential for dividing into additional bedrooms. The upper storey is divided into two, with the southern wing accessed by a separate set of stairs. This southern wing is divided into a theatre room, a dedicated 5th bedroom, and a study or studio. It's not an exaggeration to observe that the home provides huge potential to suit whatever needs or interests a new owner might have, not least being able to accommodate large parties of family and friends.

ENTERTAINING & OUTDOOR LIVING

Situated on the east side of the property with an outlook over the garden and the hills to the east is a large alfresco with plenty of room for outdoor entertaining, with room to spare. Continuing around the southern and western side is an expansive covered veranda which offers contrasting views down the Avon Valley and a front row seat to magnificent sunsets in the huge views to the western hills. Simply stunning.
