There is something immediately special about Woodside. Dating back to the 1850s, this historic bluestone homestead is rich in character, with grand proportions and a wonderful sense of presence. Set within approximately 6.91 hectares (17.1 acres), it is surrounded by established gardens and open countryside, with an extraordinary outlook across Kyneton Racecourse.

From the moment you arrive, the property has presence. An automated entrance opens to a beautiful tree lined driveway, winding through mature gardens and sweeping lawns before revealing the homestead beyond. It is private, established and wonderfully atmospheric, with a sense of scale that is increasingly difficult to find.

Inside, the proportions are grand. A wide entrance, soaring ceilings and expansive rooms speak to the home's history, while approximately 390sqm of living provides an impressive footprint to work with. Five bedrooms, three bathrooms and a series of generous living and dining spaces create a home of substantial scale, with a beautiful log fire adding warmth and character at its heart.

Throughout, windows capture the gardens, surrounding land and spectacular 180 degree views across the racecourse and countryside beyond.

Woodside is ready for its next chapter. The interiors offer an exciting opportunity for restoration and renewal, with the scale, character and bones of the original homestead providing an exceptional foundation. For someone with vision, there is enormous potential to sensitively restore the residence and bring one of Kyneton's significant historic homes back to its former glory.

Beyond the home, the property continues to impress. Established gardens, mature trees and fruit trees surround the residence, while the broader acreage offers space, privacy and versatility.

For equine buyers, existing fencing, paddocks, shelters and basic horse infrastructure provide a strong starting point, particularly given the property's position overlooking Kyneton Racecourse. Equally, the land lends itself beautifully to a relaxed country lifestyle, hobby farming or simply the luxury of space.

A separate semi attached, self contained one bedroom residence is currently tenanted, providing additional income and further flexibility for guests, extended family or independent accommodation.

And despite the feeling of being immersed in the countryside, Woodside remains remarkably connected to Kyneton. Piper Street, with its cafés, restaurants, galleries and boutiques, is within walking distance, while the train station, schools, sporting facilities and Calder Freeway are all within easy reach.

Historic, substantial and full of possibility, Woodside is not simply a beautiful old homestead. It is an opportunity to take something already remarkable and make it exceptional once again.

A historic Kyneton homestead. A magnificent setting. A new chapter waiting to be written.
