Ray White Wollert is proud to present 270 Maroondah Highway, Chirnside Park a remarkable and highly sought after 5.64-hectare (approx.) industrial greenfield site situated within one of Melbourne's most tightly held eastern precincts. Occupying a prominent, high-exposure position along the bustling Maroondah Highway commercial corridor, this blue-chip parcel offers unparalleled scale and strategic value. The site benefits from robust surrounding infrastructure, excellent transport connectivity via local bus routes and the Lilydale train line, and immediate proximity to premier retail anchors including Bunnings Warehouse, Harvey Norman, and the Chirnside Park Shopping Centre.

The property is currently zoned Industrial 1 Zone (IN1Z), providing an immediate opportunity for astute developers to capitalise on the acute lack of industrial land supply in this highly constrained logistics corridor. Under this existing zoning framework, the site offers maximum flexibility for immediate deployment. Purchasers can treat the land for industrial purposes straight away, meaning comprehensive plans and permits can be lodged for an industrial subdivision, institutional-grade business park, or small-format industrial development immediately (STCA). This provides a secure, low-risk avenue to realise significant capital and rental growth from day one.

Alternatively, 270 Maroondah Highway represents an extraordinary strategic land-banking play with monumental future upside. The local council is actively investigating the property for High Density Residential uses, a landmark planning shift explicitly detailed in the Issues and Options Paper under the Chirnside Park Structure Plan Issues dated 21st August 2025. This provides an incoming purchaser with a lucrative choice: activate immediate industrial plans, or wait and actively push the rezoning process to unlock a legacy high-density residential development project that will fundamentally reshape the precinct.
