Step onto country that changes with every turn. This approximately 170 acre - 68.8 ha - holding rolls from cleared, undulating paddocks into a rich river corridor, then lifts again to a dramatic treed escarpment. It's the kind of place you have to stand in to feel - big skies, long views and the Coliban River weaving through with deep waterholes, a gravelly-based riverbed and the chance to cast for redfin. From the high points you'll take in the Taradale Viaduct, the patchwork of the township and a horizon that goes on and on.

Why it's special

• 170 acres/68.8 ha - of mixed landscapes offering grazing, lifestyle and conservation appeal• Around two thirds in cleared, undulating paddocks ready for stock or pasture improvement• Coliban River meanders through a fertile river flat with giant trees, waterholes and fishing• Local history holds that on this stretch Chinese communities redirected part of the river during the goldfields era• Platypus have been sighted by the current owners - a rare and beautiful sign of river health• A striking cliffline rising above the river corridor, thick with established native trees and habitat• Big views to the Taradale Viaduct, township and rolling countryside• Fencing in sections - scope to tailor paddock layout to your plans• Quiet rural position with a genuine sense of privacy yet close to a thriving regional community

Land use & potential

This is versatile country. The open paddocks suit grazing, the river flats suggest fertile plantings, and the elevated, timbered section is a natural choice for potential home site, wildlife watching and sunsets. A neighbouring property with comparable terrain has successfully built an elevated, cliff top home to capture the outlook - an inspiring precedent. Any dwelling or works are of course subject to council approval, so bring your architect, wander the high points and imagine the deck that frames those views.

What we love

• The contrast: open grassland, fertile river country, then that dramatic treed cliff• Long views to an iconic piece of Victorian rail history - the Taradale Viaduct• The "choose your own adventure" potential for building sites (STCA), from high outlooks to sheltered river flats

When you're ready to trade noise for birdsong and deadlines for river time, this 170 acre Taradale holding delivers. Think river gums overhead, platypus at dusk and easy camp side evenings brewing billy tea while the kids fish in the gravelly-based Coliban. Add far-reaching paddocks, dramatic outlooks and inspiring build potential - then come walk it, breathe it and decide where your story begins.
