FUTURE DEVELOPMENT POTENTIAL IN A PRIME EPSOM LOCATION

Positioned within a growing and highly sought after pocket of Epsom, 28-34 Saade Street presents a compelling opportunity across a substantial 4557sqm approx. landholding, supported by strong planning activity and outstanding lifestyle amenities.

The site is currently subject to an ongoing planning scheme amendment process that proposes rezoning from Farming Zone to Neighbourhood Residential Zone and Public Park and Recreation Zone PPRZ for designated open space areas.

If the proposed zoning changes are approved, they may support future residential subdivision and housing development, providing potential clarity around the site's long term residential future. However, the amendment process is still underway and final zoning and conditions are yet to be determined.

Environmental and site related matters, including any potential overlay requirements, will be subject to the outcome of the amendment process and relevant authority approvals.

Beyond the planning considerations, the location is exceptionally well supported by lifestyle infrastructure. The property is moments from the Bendigo Creek Trail, offering kilometres of scenic walking and cycling tracks connecting Epsom to Bendigo CBD and surrounding parklands. Families and future residents will appreciate proximity to quality education options including Epsom Primary School, Weeroona College Bendigo and Victory Christian College.

Everyday convenience is assured with nearby Epsom Village, local cafés, sporting facilities, public transport, and direct road links to the Bendigo CBD, making this 4557sqm holding a strategic land opportunity in one of Bendigo's fastest growing locations.

With the planning amendment process in progress and strong local demand fundamentals this property represents a rare opportunity to secure a substantial landholding with potential long term upside, subject to planning outcomes.
