Owning a prestigious Old Lonsdale address and set on a rare 1,003sqm approx. parcel, this period gem offers a glimpse into the region’s past while opening the door to an exciting future.

Positioned in one of the region’s most sought-after streets, only 300m from the sparkling Front Beach shoreline, ‘Tiltili’ is ready to be enjoyed immediately while also offering enticing scope for renovation, subdivision or the creation of a contemporary coastal masterpiece (STCA).

Exuding warmth and character from the outset with its weatherboard façade and grey clay tiled roof, the charming four bedroom home unfolds across two storeys, where original hardwood flooring, high ceilings and sash windows capture its enduring period elegance.

Morning light casts a gentle glow over spaces designed for relaxation – from a morning cuppa in the east facing sunroom to quiet evenings in the ground floor living room with its original brick fireplace, and sunset gatherings on the rooftop deck capturing sweeping views across the bay to Queenscliff, Mornington Peninsula and out to Bass Strait.

The kitchen delivers unmistakable vintage charm, while the generous main bedroom adjoins a family bathroom, complete with shower over bath and a separate WC with external access. Three further bedrooms occupy the upper level, accompanied by a second bathroom.

Ducted heating ensures seasonal comfort, while outdoors a single carport accompanies the expansive landholding, with plenty of off street parking space, privately fronted by the indigenous moonahs so characteristic of Old Point Lonsdale – a quintessential blank canvas, generously proportioned for a myriad of alfresco ambitions including a swimming pool (STCA).

Just paces from beautiful bay beaches and a 500m stroll to the village shopping strip for your morning coffee, supermarket essentials and lively wine bar, this home offers coastal living at its very best.

Over the 30 years of ownership the current owner has had the house restumped, re-roofed and re-wired to maintain this historic house’s integrity.

Whether enjoyed today as a distinguished seaside residence, retained as a strategic long term investment or reimagined for the future, this exceptional property represents a rare convergence of position and possibility.
