29 Champ Elysees Esplanade, Coronet Bay presents an exceptional opportunity to secure a premium commercial site in one of the region’s fastest-growing coastal communities. Coronet Bay has recently been recognised as one of the most sought-after waterside locations, making now the perfect time to invest and capitalise on future growth in this thriving seaside township.

This commercial parcel of land comes with plans that were approved by council but have run out and need to be resubmitted (subject to your own due diligence), giving buyers a valuable head start. The
design offers a ground-floor commercial space with prime shopfront exposure, including a storeroom, toilet facilities and kitchenette, making it ideal for a range of business uses.

Upstairs, the plans allow for a separately leased residential apartment featuring open-plan kitchen, dining and living areas, a deck capturing beautiful views toward Coronet Bay Beach, two bedrooms, a shared bathroom and a private balcony. The flexibility to lease both spaces independently creates an attractive dual-income opportunity, with estimated rental returns of approximately $560 per week for the shopfront and $420 per week for the apartment.

Positioned in a tightly held and growing coastal pocket, this is a rare chance to secure a high-exposure commercial site with strong investment appeal. Whether you’re looking to expand your commercial portfolio or step into a mixed-use development in a high-demand location, this opportunity is not to be missed.
