KALAMUNDA'S FINEST

Yes, we understand that statement is in the eyes of the beholder, but we challenge you to find better!

After demolishing the existing home, the current owners spent three years planning and a further two years building an absolute solar passive masterpiece which was completed in 2020.

The 'main' house is set over three levels comprising of almost 500sqm of internal living space with a lift servicing the quadruple garage, the main living area and the top level, which consists of three bedrooms, two bathrooms and a large study.

Bi-folding and stackable doors literally bring the outside in for the main living area which also includes an absolute dream kitchen with top quality European appliances including an integrated fridge/freezer, dishwasher, teppanyaki BBQ, commercial grade extractors, butler's pantry, wine cellar & powder room.

The 'guest' wing is separate from the main house and was originally designed as a personal wellness centre incorporating a yoga room, ice bath, solarium, steam room and fully equipped gymnasium (around 126sqm internal space). It has now been re-purposed to serve as a fully self-contained guest wing (or perhaps master suite) with oversize bedroom, kitchenette, shower/wc/steam room and large living area (currently home gym) with both sections having their own reverse cycle air conditioners.

The additional list of inclusions is extensive and includes but is not limited to:

• Extensive use of natural timbers including Blackbutt and American Oak
• Underfloor heating on two levels of main house (excluding study)
• Reverse cycle ducted air conditioning to main house
• Extensive solar PV panels and whole house battery system resulting in zero power bills during the summer
• 'Grid' power only cuts in when batteries drop below 20% capacity
• Access to underground stream resulting in zero water bills in the winter - control tanks automatically fill from mains when low level is reached
• Whole house water filtration and fertigation system
• Outdoor Home Theatre with retractable roof & 100" TV
• Heated two tier auto topping swimming pool incorporating 20m lap pool
• Amazing alfresco dining area with built-in BBQ and electric blinds over two levels
• Open plan living area including kitchen, meals, drop down TV, gas log fire, family room and music room

And the list goes on.

Breathtaking is an understatement.
