An extraordinary opportunity where 225,007 sqm (approx.) of breathtaking Yarra Valley landscape, established income and limitless potential come together in one remarkable property. With approximately 20 acres cleared, magnificent views, extensive infrastructure and an operating paintball centre, this is a rare setting where business, lifestyle and an ambitious future vision can exist side by side.

At the heart of the property, the substantial main building offers incredible versatility, beginning with a huge foyer and reception desk before opening into an expansive cafeteria and function space surrounded by large windows and bi-fold doors. A kitchen and secure room support the space, while the wraparound alfresco deck creates an inviting setting for functions, entertaining or a potential restaurant or café venture (STCA). Multiple toilets and showers add practicality, while further flexible rooms on the lower level include a large rear room and open multipurpose area flowing onto a deck. Upstairs, an enormous open office/retreat offers even more possibilities, including potential conversion into caretaker's accommodation (STCA), while the broader building could potentially be transformed into a substantial private residence. Beyond, beautiful forest grounds reveal established paintball courses, a dam, a vast central grassed area suited to large-scale events or paintball championships, and a large flat section enjoying magnificent views that opens the imagination to a dream home, accommodation or further ventures (STCA).

Currently operating as a paintball field, with the business available to be sold as a going concern, the property provides an exceptional foundation for an owner-operator or investor, with scope to introduce complementary ventures across its enormous landholding. There is potential for up to four allotments accommodating homes, workshops and/or barns, along with a dedicated pad suitable for a caravan or container home, all subject to council approval. With the potential for a restaurant or café and the paintball operation as either a tenancy or owner-operated business, there is exciting scope for three separate income streams. Additional features include solid timber flooring upstairs, LED lighting, a 16-camera security system, large water tank, septic system and termite-resistant stumping. Positioned in the heart of the Yarra Valley opposite and near renowned destinations including Levantine Hill and Rochford Wines, with the Yarra River, Healesville Sanctuary and Healesville township within easy reach, the property is zoned to Healesville Primary School and Healesville High School.
