Raine & Horne Bacchus Marsh proudly presents a truly one-of-a-kind lifestyle opportunity at 30 Franklin Street, Maddingley. Set on approximately 1,513m² and overlooking beautiful parkland, mature trees and the Werribee River, this architecturally designed home combines sustainable design, exceptional energy efficiency and spacious family living in a setting that feels a world away from the everyday.

Built using climate-positive strawbale construction, celebrated globally for its low carbon footprint, this home has been intelligently designed to maximise comfort throughout the seasons. The carefully considered roofline allows winter sun to naturally warm the home while shielding it from the harsh summer heat, working alongside superior insulation and passive design principles to reduce reliance on traditional air conditioning. Hydronic slab heating provides efficient warmth throughout the cooler months, creating year-round comfort while helping reduce ongoing energy costs.

Inside, soaring 10-foot ceilings and a stunning 15-foot conservatory ceiling create an incredible sense of space and natural light. The home offers three generous bedrooms, a dedicated study, two bathrooms, a large modern kitchen and a thoughtfully designed floorplan that seamlessly connects indoor and outdoor living. A large attic storage area and a separate studio apartment with facilities provide flexibility for extended family accommodation, guest quarters, a home business, creative pursuits or potential supplementary income opportunities.

Set within a beautiful garden setting, the property truly shines outdoors. The extensive water harvesting system incorporates water tank fencing with a combined storage capacity of approximately 102,000 litres, supplying water to the gardens and toilets while capturing additional runoff. Garden enthusiasts will appreciate the two large greenhouses, eight raised vegetable beds and established orchard featuring peach, pear, plum, cherry and apple trees, creating the perfect foundation for a sustainable lifestyle.

Despite its peaceful riverside setting, convenience is never compromised. Positioned just minutes from Bacchus Marsh's shopping precinct, cafes, restaurants, medical facilities and everyday amenities, the property also offers easy access to Bacchus Marsh Train Station, with Melbourne's CBD approximately 45 minutes away by train. It is also only a short drive from the highly regarded Bacchus Marsh Grammar. Combining privacy, sustainability and accessibility, this is a location that truly offers the best of both worlds.

Rarely does a property combine environmental innovation, self-sufficiency, generous family accommodation and a stunning riverside setting quite like this. Whether you're seeking a healthier lifestyle, reduced living costs, space to grow your own produce, or simply a home that stands apart from the rest, 30 Franklin Street delivers a truly exceptional opportunity that must be experienced to be fully appreciated
