There are properties that simply offer a home, and then there are properties like 'Gavarnie' - an extraordinary lifestyle holding where character, craftsmanship, productive land and breathtaking views come together to create something truly special.
Set across approximately 20 acres in the heart of the Pyrenees wine region, this unique bespoke blue stone residence enjoys an elevated position overlooking rolling hills and the magnificent Pyrenees Ranges. Originally established as a yabby production farm, the property now offers an enviable lifestyle with established olive and caper plantings, substantial infrastructure and the potential for passive income.
From the moment you arrive, the sense of place is unmistakable. The home is rich in character and charm, beautifully blending blue stone walls, warm pine flooring, timber beams and posts, leadlight windows and doors with modern comforts and an abundance of natural light.
The formal lounge is warm and inviting, featuring rich pine floors and a two-way wood heater, while the elegant formal dining room is highlighted by a stunning bay window and its own wood heater. A modern kitchen provides excellent storage and electric cooking, while the separate sitting room/study includes a reverse-cycle split system.
At the heart of the home, the glass conservatory/family room is simply magical - capturing panoramic views across the surrounding countryside by day and offering an unforgettable outlook to the spectacular night sky after dark.
Three bedrooms provide comfortable accommodation, with a fourth bedroom or bungalow adjoining the substantial processing shed. A renovated bathroom and three toilets add practicality for family and guests.
For those seeking more than just a beautiful home, the infrastructure is exceptional. The commercial-grade processing shed includes a loading ramp, three-phase power, shelving, laundry tub, cabinet, workbench and parts, along with a fixed stainless-steel sink and bench with hot water system. Refrigeration coolroom also included, with functionality unknown.
The property is supported by mains power, a 7kW solar system with associated inverters and a 10kW battery. Water security is equally impressive, with an independent bore and desalination/purification plant supplying the house, significant rainwater tank storage and five dams.
Outside, the beautifully terraced gardens and inviting entertaining areas are a destination in themselves. Wander through the gardens, take in the ever-changing views, entertain family and friends or simply sit back with a glass of local wine and enjoy the extraordinary peace and tranquillity.
'Gavarnie' is more than a property - it is a lifestyle, a productive holding and a rare piece of the Pyrenees countryside.
A little Provence. A lot of character. And a lifestyle that is very hard to replicate.
