Just two blocks from the Ararat CBD and East Grampians Health Service, this centrally positioned 526m² block offers an excellent opportunity to secure a well-located property in the heart of Ararat. With three supermarkets, the train station and Ararat North Primary School all within easy walking distance, the location is exceptionally convenient and ideal for investors, renovators or those looking for a centrally located property.
The existing period cottage, currently in original condition, features four bedrooms, soaring ceilings and open fireplaces in some rooms, providing plenty of character and scope for improvement. The home includes a basic kitchen with gas cooktop and electric wall oven, together with a bathroom featuring a separate shower and bath. With some renovation and modernisation, there is potential to improve both the property's overall value and rental return.
As part of the sale, the property will receive fresh exterior paint, the roof will be painted and a new dividing fence along the right-hand side boundary will be erected.
Currently rented directly by the owner at $300 per week, the property provides an immediate holding income while offering the opportunity to improve and enhance the existing home over time.
Centrally located properties are always in demand, making this a rare opportunity to secure a period home on a 526m² block within easy walking distance of Ararat's key amenities.
