Nestled along the tranquil seagrass plains of Swan Bay, this remarkable waterfront holding offers an exceptional coastal lifestyle defined by space, privacy, and natural beauty. Spanning approximately 9 acres, the property sits among a tightly held enclave where surrounding allotments are of a similarly generous scale, creating a sense of openness and exclusivity rarely found so close to the coast.

A striking arrival is marked by bluestone pillars and wrought iron gates, leading to a circular driveway that gently guides you to the welcoming verandah. The landscape is a harmonious blend of native woodland and sweeping open lawns, delivering a truly expansive and serene setting.

At the heart of the property is a charming three-bedroom weatherboard cottage, perfectly positioned to take in uninterrupted 360-degree views. Filled with natural light, the home retains its character while offering modern comfort through polished hardwood floors, large windows, and thoughtful updates. A central hallway connects the bedrooms and a spacious renovated bathroom, while the open-plan living domain integrates a galley kitchen, dining area, and relaxed lounge space. Additional functionality is provided by a mudroom, a verandah-accessed laundry with extra storage and toilet, and ample space for a second fridge. A substantial shed includes a secure two-car garage alongside workshop and storage areas.

Outdoor living is equally inviting, whether you're entertaining on the verandah, gathering around the fire pit, or enjoying evenings by the stone pizza oven under the stars.

The grounds invite exploration and imagination-wide open spaces for games, a hidden cubby house perched among the trees, and a winding path that leads you gently down to the water's edge. Here, the sounds of nature prevail: rustling sheoaks, distant farm life, and the calm of uninterrupted coastal surrounds, free from traffic or urban noise.

Currently operating as a holiday rental, the property also lends itself beautifully to permanent living. With absolute privacy and uninterrupted bay views, you'll enjoy breathtaking sunrises over the water and golden sunsets melting into the horizon.

A truly unique opportunity to secure a private waterfront sanctuary on the Bellarine Peninsula.
