Located off Old Shirley Road and across the train line, this impressive off-grid lifestyle property is set on approximately 100 acres of gently undulating bushland, less than 10 minutes from the Beaufort town centre. Offering privacy, space, and comfortable country living, the property also provides convenient access to supermarkets, medical facilities, cafés, and everyday shopping conveniences.

The spacious home features three bedrooms, two bathrooms, and two generous living areas with sliding doors opening onto undercover outdoor entertaining spaces that take full advantage of the tranquil surrounds. The master bedroom is privately positioned off the front living area and enjoys direct access onto the deck, while woodfire heating creates warmth throughout the home and evaporative cooling provides comfort in the warmer months.

The two additional bedrooms are positioned privately off the rear living area, creating a quiet and comfortable space for family or guests, with convenient access to the second bathroom.

At the heart of the home is a large kitchen and dining area complete with a gas cooktop, electric oven, dishwasher, and walk-in pantry/storage room. A separate office adds flexibility for those working from home, while the laundry and separate toilet offer potential to be converted into a fourth bedroom or guest space if desired.

Outside, the property is perfectly suited to a self-sufficient lifestyle with an orchard, two undercover deck areas ideal for entertaining or relaxing in the peaceful surrounds, and plenty of space for those with a green thumb to further enhance and develop the gardens. Vehicle accommodation and storage are exceptionally well catered for with a huge carport and substantial 9m x 9m garage, providing ample room for multiple vehicles, machinery, workshop space, or additional storage.

Water security is a standout feature, with three dams including a large catchment dam, along with seven water tanks providing over 113,500 litres of storage capacity.

The off-grid infrastructure includes a 5kW solar system, substantial 43.2kWh battery storage, a 6.5kW Honda generator backup, and instantaneous gas hot water service.

A rare opportunity to secure a substantial rural holding with all the essentials already in place for sustainable country living.
