Nutrien Harcourts WA is delighted to present to the market the business opportunity of the Bakers Hill Post Office, located at 4601 Great Eastern Highway, Bakers Hill WA 6562, within the Shire of Northam.

Positioned in a high-exposure location, the property is situated approximately 23* linear kilometres from Northam, 61* linear kilometres from the Perth CBD, and 51* linear kilometres from the Perth Airport. The Bakers Hill Post Office benefits from a strong and reliable customer base, enhanced by its strategic location along a major transport route, making it well-placed for freight and delivery services.

This is a growing opportunity as there has been an increase in demand in the postal sector, driven by the rise of online shopping. Combined with the rural location it is essential for residents in the area to invest in a PO Box at Bakers Hill LPO. The post office has had consistent returns with strong community support backing the business.

Occupying the front portion of a 2,184 square metre site with direct frontage to the Great Eastern Highway, the property offers excellent accessibility with ample on-site parking. Current trading hours are Monday to Friday, 9:00 am - 5:00 pm, with a scheduled closure between 1:00 pm - 1:30 pm.

Building is constructed of brick and iron, and the Post Office unit will have lease terms negotiated as part of the sale. The other two units are currently leased to the Bakers Hill Pharmacy and Amour Belle Nails. The internal layout includes a front entrance and retail area with two service counters, a dedicated parcel room, storage facilities, PO Box access room, small staff kitchen, and two staff amenities.

The sale includes all existing fixtures, fittings (that has been recently updated within the last three years) and stock. This includes security features such as a CCTV system, alarm, and shutters to protect your assets. A well-established computer system ensures efficient operations, supported by substantial shelving and display units. The business also benefits from a significant number of PO Boxes, many of which are currently leased, providing additional revenue opportunities.

The Bakers Hill Post Office business is offered for Sale by Price on Application.
