Established, Highly Productive Apple Orchard in the Heart of the Yarra Valley.

Set across approximately 52.58 acres (21.28 hectares), this impressive agricultural holding combines an established orchard operation, substantial infrastructure, a spacious family residence and picturesque mountain views to the north. Offering sealed road frontage and convenient access to Melbourne via Canterbury Road and the Maroondah Highway, the property presents an outstanding opportunity for established orchardists, agricultural investors or those looking to expand their horticultural operations.

The orchard comprises over 40,000 apple trees across 11 varieties, including six club varieties, with well-known selections such as Pink Lady, Granny Smith, Bravo, Kanzi and Gala. With an average tree age of approximately 10 years, the orchard is approaching its peak production potential and currently achieves average annual harvests of approximately 1,900 half-tonne bins. To protect the valuable crop, approximately 50% of the orchard is covered by fixed hail netting, with the remaining 50% protected by draped hail netting.

The predominantly gently sloping land enjoys a favourable north-easterly aspect, providing excellent sun exposure and an attractive setting for continued orchard production. The property is exceptionally well-equipped to support an established commercial orchard operation, with substantial improvements including:

• Large packing shed incorporating approximately 900m² of cool storage, together with an office, kitchen and toilet facilities.
• Existing apple grading unit positioned along one wall of the packing shed.
• Three-phase power servicing the packing and grading facilities.
• Two machinery sheds providing valuable storage for orchard equipment.
• Additional utility shedding supporting day-to-day farm operations.

These established facilities provide the infrastructure required for efficient harvesting, grading, storage and ongoing orchard management. Water security is an important feature of this productive holding, with irrigation supplied from three dams strategically supporting the orchard operation. Further enhancing water security, the property also benefits from mains water access, with a trunk line extending to the property, providing an additional valuable water resource. The property also benefits from a 30-megalitre irrigation licence, to be included in the sale.

Complementing the commercial orchard operation is a solid and spacious rendered brick veneer residence, offering comfortable accommodation in a peaceful rural setting.
The home comprises three bedrooms and a sunroom, providing practical family living or an ideal residence for a owner-operator or manager seeking the convenience of living and working on the property. Surrounded by the natural beauty of the Yarra Valley, the property enjoys picturesque rural surrounds and stunning mountain views to the north.

This is more than an attractive rural property - it is an established and productive horticultural enterprise with significant infrastructure already in place. The orchard benefits from existing wholesale market arrangements, complemented by additional income generated through roadside fruit sales but beyond its established horticultural operations, the property also represents tremendous potential for an agri-tourism business. It's highly desirable Yarra Valley location, combined with its convenient proximity to Melbourne's CBD, provides an excellent opportunity to explore tourism-related ventures and additional income streams, subject to relevant approvals
