If you've been looking for a lovely rural retreat that is pretty as a picture with a wonderful garden to explore, and all the infrastructure you could want, then this could be the perfect place for you, and you're going to love the convenience of being under 10 minutes from town.

As soon as you arrive, you will realise that this property is something special. As you approach the entrance to the property, you will pass a hand built "Anagama" woodfired pottery kiln. Entering the driveway you will travel through a delightful native garden, past the bungalow area on the left, to the outer walls and entry to an intriguing and eclectic garden.

Just beyond, the charming colonial style two storey cottage will steal your heart with features such as dormer windows, dado boards and raked ceilings. Downstairs lots of natural light, along with beautiful views of the garden, enter through colonial style windows.

The kitchen, with solid timber cabinetry, dishwasher, microwave hutch and a stainless steel gas/electric upright is separated from the open plan dining/living area by a raised servery. In the dining area, the under-stair space is utilised as a step-in pantry. A reverse cycle split system is installed here and the
adjoining lounge has a freestanding solid fuel heater to ensure your family's comfort year-round.

Also downstairs is a room currently used as a study that could serve as a small fourth bedroom. The main bedroom with built in robes adjoins a semi ensuite style, two piece bathroom with cabinetry featuring soft close drawers. The bathroom also has easy access to the separate toilet and the laundry. Upstairs, the third and fourth bedrooms have cove ceilings and walk in robes as well as under roof storage areas. These rooms are totally delightful and between them is a walk in linen press or storage closet. Other notable attributes of the home are lightning fast satellite Internet and a heat pump hot water service.

Verandas wraparound three sides of the home, and the fourth side has a patio. On the north facing front of the home, a pergola, draped with ornamental grapevines, stretches out forming an alfresco entertaining area. Here you can immerse yourself in the beautiful front garden with a mix of exotics, established deciduous trees and native shrubs & trees. The garden is simply wonderful with lots of eclectic landscaping features that will delight anyone artistic or inquisitive.

A sweet little red arbor, matching other features around the garden, guides you to the veggie patch with raised beds that have produced asparagus, silverbeet, tomato, capsicum, eggplant, potatoes, herbs, onions and garlic. Behind the veggie patch is a gorgeous established orchard that includes lemon, orange, mandarin, macadamia nut, pinenut and pomegranate trees, and a thornless blackberry patch. The gardens are maintained by a watering system fed from the large dam. Further to this, water is ample as the property has two 20,000 L tanks and deep bore with a desalination unit.

One of the most charming features of this property, I'm going to call the Secret Garden. Hidden away behind a deep rendered wall is an exotic garden featuring such plants as Cycads and Banksias of considerable age, fruit trees, and a delightful concealed fernery with a small pond. Pressed concrete cobblestone paths meet lower rendered walls that contain raised garden beds. This area also features a larger most picturesque pond with a waterfall, and an alfresco area with table and chairs and a fireplace.

The Secret Garden is attached to the bungalow which has two rooms - one smaller (currently used for storage) which would make an ideal studio. The larger room is set up as a sleepout, which would be enormous fun for kids, or could provide your guests with some privacy.

For the provision of vehicle storage there is a double carport. A third bay provides an enclosed storage area. The huge 21 x 7m shed is high set, two bays wide and three bays deep. Collectively this translates to undercover parking for eight vehicles. The shed has a level concrete floor and 15 amp power which is suitable for welding or car charging.

This is truly a lovely retreat that is highly functional and very convenient to town though you would never know it when you are there. Please consider yourself invited to the next open home and feel free to contact the agent Wayne Heard 0409 248 477.
