Set alongside the WestWyck community, 492 Victoria Street, Brunswick West (approximately 1,900sqm) is a rare opportunity to secure half of a former school building – preserved in its original form and rich with authentic character – it's now ready to be reimagined for its next chapter.

Once Brunswick West Primary School, it has now been divided into two sites on separate titles, with one half up for sale. The property has been untouched and maintains its school building charm, and stands independently from its neighbour – WestWyck Eco Village – which occupies the other half of the former school grounds.

The portion for sale has all the original school infrastructure, comprising six classrooms – each with heating and connected by a central hallway. While this portion of the school building remains unrenovated, the former hall, spanning the full width of the courtyard, has been converted into a home, offering insight into how the property can be converted while maintaining its original integrity.

Soaring ceilings and oversized original windows flood the interiors with natural light, while timber reflects the building's era. The original kitchen, along with bathroom and laundry facilities, remain in place – making it practical and true to its heritage.

Constructed of solid double brick and surrounded by established, thoughtfully landscaped indigenous gardens and easy vehicle access via two established crossovers, along with off-street parking.

Neighbouring the renowned WestWyck Eco Village, this half of the school sits as a quiet oasis within the suburb, offering a distinct village-like atmosphere just moments from local cafés, parks, Sydney Road and public transport. An elevated position further enhances its appeal, capturing pleasant outlooks with the CBD only a short distance away.

This is a rare opportunity for those who think beyond the conventional. Whether envisioned as a creative hub, gallery, wellness or yoga studio, co-working environment, community facility, or even returned to its educational roots as a daycare or small-scale school, the foundations are already here. It also presents a compelling opportunity for a highly individual residential conversion or multi-generational living (STCA).

Rich in history and remarkable in scale, this is truly an opportunity of a lifetime – ready for vision, transformation, and a new legacy.
