Two households, one private 1.5-acre setting and enough separation that everyone can still close the door on each other at the end of the day. Whether you’re bringing generations together, pooling resources with friends, accommodating adult children or parents, or living in one home while leasing the other, 5 and 5A Polat Court offers a wonderfully rare way to make property ownership work harder.

Tucked into a peaceful Mount Evelyn cul-de-sac and fully fenced behind a solar-powered electric gate, the property feels almost hidden from the outside world. Bellbirds chime through the trees, kookaburras call across the garden and a resident magpie family adds to the soundtrack. Two separate homes occupy the grounds with genuine privacy from one another, connected by established gardens rather than overlooked living spaces.

The landscape has been lovingly shaped over time, with palms and waratahs lining the entrance, citrus and olive trees, flowering natives, exotic plantings and a dedicated succulent garden with a striking water feature. A netted fruit and vegetable garden is already productive with kiwi, cherry, apple, plum, pear, apricot and berries, while automated watering and two rainwater tanks with electric pumps help keep everything thriving.

At the centre of the outdoor lifestyle is a solar heated saltwater pool framed by palms for a relaxed tropical feel, accompanied by a six-seater spa and Bali hut. It is the sort of setup that naturally becomes the gathering place for birthdays, barbecues and long summer afternoons.

*Residence One*

Solidly built in brick and wrapped by a verandah, the first home offers generous, character-filled living with timber-lined walls, high ceilings, leadlight doors and skylight windows introducing a distinctive warmth.

A spacious lounge enjoys beautiful garden views and an electric fireplace, while the family and meals zone is warmed by a wood heater and reverse-cycle air conditioning. The kitchen offers electric cooking, with the adjoining laundry lending itself easily to adaptation as a butler’s pantry or additional appliance zone.

Three bedrooms include a large main suite with walk-in robe and ensuite featuring a corner spa bath for two people. A second bedroom is currently used as an office, while the third has its own external entrance, opening possibilities for a home business, consulting room or more independent accommodation. The family bathroom also includes a spa bath, complemented by a separate toilet and powder room.

Outside, a substantial covered patio and barbecue area with pizza oven extends the living space, while a double carport, garage and separate bungalow add even more flexibility. A bungalow includes its own bathroom, toilet, built-in robe, kitchenette with sink and reverse-cycle heating and cooling, making it ideal for guests, older children, extended family or work-from-home use. Other features include a 4.5kw solar system with micro inverter.

*Residence Two*

The second home brings a more contemporary feel, having been recently renovated with a fresh modern finish. It offers three bedrooms, a study, two bathrooms and comfortable family living, with a covered porch along one side and a generous roofed patio for outdoor entertaining.

Comfort and connectivity are well covered with five-zone electric ducted heating and cooling, a wood heater, electric hot water, NBN to the premises and Ethernet to every room. A 10.8kW solar system with micro-inverters is battery-ready, while a 32-amp outlet provides EV charging capability.

*Space for Everything Else*

A substantial 6m x 9m double-door shed with concrete floor provides excellent workshop, vehicle or storage capacity, supported by an additional tool shed with concrete floor and an open woodshed for firewood storage. Bitumen and concrete driveways keep access practical across the property, while two double carports and additional parking accommodate multiple vehicles, caravans or boats with ease.

Moments from the 40km Warburton Walk & Bike Trail, village cafés, shops, schools and amenities, this is a property that refuses to fit into one neat category, and that is precisely its strength. It can be a multigenerational family compound, a shared purchase between friends or siblings, an owner-occupier and investment combination, a home-and-business setup or simply an extraordinarily private lifestyle property with more room than most families will ever need.
