Nestled in the heart of the Mornington Peninsula, in an idyllic region celebrated for producing premium wines and champion racehorses, this rare 85-acre property, currently with approximately 38 acres under vine, offers the scale, scope and future potential to create a dream getaway, a bespoke vineyard, or an equestrian estate (STCA).

Privately set behind an automated gate, a winding driveway passes through lush rows of Chardonnay and Pinot Noir perfectly suited to the area’s unique terroir. Currently under contract and management to an acclaimed local winery, these vines provide a scenic source of passive income for at least the next three years. A bridge crosses the waters of a picturesque lake, with islands and bridges, that feeds into a creek gully. Lush and green, the undulating landscape incorporates a series of dams, cleared land, machinery sheds, and fenced paddocks. There is a three-bedroom two-bathroom timber manager’s cottage on site, with a large north westerly facing deck overlooking the lake and vineyards, the perfect spot to build a dream home. Functional and liveable for now, the solidly-built residence features high raked ceilings, a woodfire heater, split system heating/cooling, a study, and a well-equipped central kitchen. Set in front of a turning circle, there is also a double garage with internal access door, and a rear undercover alfresco zone.

Presenting a substantial landholding on the Mornington Peninsula, this 85-acre*, (34ha*) property offers a rare opportunity to make your mark in this exclusive lifestyle region, positioned within a few minutes’ drive to hatted restaurants, five-star cellar doors, organic farm gates, pristine surf and bay beaches and world-class golf courses, with 10 minutes freeway access and an easy 60 minute commute to the CBD.
